What a commercial boiler service covers

A commercial service is more than a quick look at the flame. Each visit is built around the plant that is actually in your boiler room, whether that is a bank of wall-hung condensing modules, a floor-standing pressure-jet boiler or an oil-fired unit. A typical service includes:

  • Visual inspection of the boiler, flue route, terminals and plant-room condition
  • Combustion analysis and flue gas readings, with burner set-up adjusted where needed
  • Gas pressure and heat-input checks, and a tightness check where the job calls for it
  • Burner, electrodes, fan and heat exchanger inspected and cleaned where required
  • Safety devices and flame supervision proved: overheat stats, pressure switches, low water cut-outs
  • Controls and sequencing checked on cascades, plus time clocks and BMS enables
  • Pumps, pressurisation unit, expansion vessel and condensate route checked
  • Ventilation and gas interlock operation checked where fitted
  • A written report listing what was done, readings taken and any defects with priced remedies

Why servicing matters for a commercial site

Most breakdowns we are called to in winter start as something a service would have caught: a sooted heat exchanger, a weak ignition lead, a pressurisation unit short-cycling or a condensate trap about to block. Manufacturers generally recommend at least an annual service, and landlords, insurers and managing agents often ask to see service records. The Gas Safety (Installation and Use) Regulations also expect gas appliances at work to be maintained in a safe condition.

For larger sites we can move from a one-off annual service to planned preventative maintenance (PPM) with agreed visit windows before and during the heating season.

Plant we service

Commercial gas boilers, cascade and modular condensing banks, commercial oil boilers, LPG plant, gas-fired water heaters and calorifiers, and warm air, radiant and unit heaters in factories and warehouses. We work on common commercial makes; see brands we work on.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

How a service visit runs

  1. Booking. Send the site address, the number of boilers, make and model (a data-plate photo is ideal), fuel and the date of the last service. We agree a price and a date that suits the building, for example before opening or in a quiet period.
  2. Arrival and permits. The engineer signs in, follows your site rules and provides RAMS where the site requires them.
  3. Checks before stripping down. We run the plant, note lockout history and any warnings, and take first combustion readings so there is a before-and-after comparison.
  4. Service work. Burner, electrodes, fan, heat exchanger, condensate route and safety devices are inspected, cleaned and tested to the manufacturer's instructions.
  5. Re-commissioning. Gas pressures and combustion are set up and recorded, and the controls and sequencing are proved on cascades.
  6. Report. You receive a written report with readings, the work done and any defects graded by urgency, with priced remedies.

Commercial boiler types we work on

We work on the common commercial makes, including Hamworthy, Ideal Commercial, Remeha, Baxi and Potterton Commercial, Worcester Bosch and Vaillant, as an independent engineer. We are not a manufacturer's appointed agent, so plant still under warranty should go to the manufacturer first. Full list: commercial boiler brands we work on.

Servicing, gas safety records and PPM: what is the difference?

A service keeps the boiler working efficiently and reliably: cleaning, adjustment and testing to the manufacturer's instructions. A gas safety check confirms the appliances and installation are safe to use and produces the record that landlords and many insurers ask for. On most commercial sites it makes sense to do both on the same visit; see commercial gas safety inspections. A PPM contract puts servicing, inspections and agreed checks on a schedule across the year, which suits schools, care homes and multi-boiler sites; see planned preventative maintenance.

Signs your boiler is overdue a service

  • Lockouts that clear on reset but keep coming back
  • Noisy ignition, rumbling or whistling from the heat exchanger
  • Yellow or lifting flames, or soot around the burner or flue
  • Pressure that drops and needs topping up, or a pressurisation unit that runs constantly
  • Condensate traps or pumps that gurgle or overflow
  • Rising gas use for the same building and weather

If any of these are happening now, it may need a commercial boiler repair first. Call 0800 0996 007.

Compliance and paperwork

All gas work is carried out under our Gas Safe registration, number 985448. You can check any registration on the Gas Safe Register website. For commercial gas plant the work follows the Gas Safety (Installation and Use) Regulations 1998, which expect gas appliances at work to be kept in a safe condition, and the industry procedures for commercial installations (such as IGEM/UP/10 for flues and ventilation and IGEM/UP/1 for tightness testing on larger pipework).

After a visit you get a written record: what was found, readings taken, what was done and anything still outstanding. Where it is needed we issue commercial gas safety paperwork (often called CP15, CP17 or a landlord gas safety record) through our commercial gas safety inspection service. Oil-fired plant is handled by our OFTEC trained engineers. Risk assessments and method statements (RAMS) can be provided before work on sites that require them, such as schools, care homes and managed buildings.

Getting a servicing quote

Email [email protected] or WhatsApp 07947 578332 with the site address, number of boilers, make and model (a photo of the data plate is ideal), fuel type and when you last had a service. We will come back with a price and available dates. Rates can be negotiated.

Questions we get asked

How often should a commercial boiler be serviced?

At least once a year is the usual manufacturer recommendation. Heavily used plant, such as care homes, hotels or process heating, often benefits from a second visit or a PPM schedule.

Do you give a report after the service?

Yes. You get a written note of the work done, combustion readings and any defects, with priced remedies so you can plan repairs.

Can you service oil and LPG commercial boilers as well as gas?

Yes. We service commercial gas, oil and LPG boilers. Tell us the fuel when you book.

Will you service boilers you did not install?

Yes. Most of our servicing is on existing plant installed by others, across the common commercial makes.

Do you service domestic boilers?

No. Fast Commercial Boiler Help is commercial only: plant rooms, commercial boilers and commercial heaters.

How do I book or get a quote?

Call 0800 0996 007, WhatsApp 07947 578332, or email [email protected] with the site, fuel and what you need. Rates can be negotiated.

When is the best time to service a commercial boiler?

Late summer into early autumn, before the heating season, so faults are found before the first cold snap. Plant that runs all year, such as hot water in care homes and hotels, can be serviced at any time with a planned shutdown.

How long does a commercial service take?

It depends on the number and type of boilers and the plant-room access. We tell you the expected time on site when we price the job, so you can plan around it.

Can you combine the service with a gas safety record?

Yes. Many customers book the annual service and the commercial gas safety inspection on the same visit.

Do you service oil-fired commercial boilers?

Yes. Oil-fired plant is serviced by our OFTEC trained engineers.
