What we repair in plant rooms
- Commercial boilers: lockouts, ignition and flame failure, overheat, gas valve and fan faults
- Circulating pumps and twin-head pumps: seized, noisy, leaking seals, failed changeover
- Pressurisation units and expansion vessels: low pressure, constant top-up, short cycling
- Low loss headers, plate heat exchangers and calorifiers
- Motorised and isolating valves, strainers, dirt separators and non-return valves
- Sequencing controls, time clocks, frost protection and BMS enable signals
- Leaks and plant-room floods: isolation, make-safe and repair
- Gas interlocks and plant-room ventilation faults
How a plant-room call-out works
WhatsApp or call with the site, the fault and how we get into the plant room. We give you an ETA, arrive with van stock for common commercial parts, isolate safely and diagnose. The aim is to restore heat and hot water on the first visit; if a part has to be ordered, we leave the plant in the safest workable state so the building can keep trading. You get written findings for the estates file.
For the plant itself see cascade and condensing boilers, warm air heaters and commercial oil. For after-hours faults see 24/7 emergency repair.
Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Common plant-room faults and what usually causes them
- Boilers locking out on overheat or low flow: a seized or failed pump, a closed or stuck valve, a blocked strainer or dirt separator, or air in the system stopping water moving through the boiler.
- Constant top-up or falling pressure: an expansion vessel that has lost its charge or has a split membrane, a relief valve letting by, or a leak on the system that the pressurisation unit is hiding.
- Some areas cold while the boilers run: an unbalanced system, a failed zone valve or pump, sludge restricting flow in older pipework, or controls calling for heat in the wrong zones.
- Noisy plant or kettling: scale or sludge in the heat exchanger, poor flow through the boiler or a pump running at the wrong speed.
- Hot water not reaching temperature: a calorifier or plate heat exchanger that is scaled up, a failed primary pump or valve, or the boilers not being enabled for hot water priority.
- Gas shuts off when the plant starts: a gas interlock reacting to a ventilation fan fault, a failed sensor, or ventilation that is no longer adequate for the appliances it serves.
Many of these look like a boiler fault at first, which is why we check the whole plant room before replacing parts.
How we diagnose a plant-room fault
- Talk to the site contact. What stopped, when it started, what error codes showed and whether anything has been changed or worked on recently.
- Make safe. Isolate any leak, protect electrics from water and, where there is a gas or flue concern, follow the Gas Industry Unsafe Situations Procedure.
- Read the system. Check pressures, flow and return temperatures, pump operation and valve positions to see where water is and is not moving.
- Check the controls. Confirm whether the boilers are being enabled by the time clock, sequencer or BMS, so we know if the problem is the plant or the signal reaching it.
- Find the root cause. Test the expansion vessel charge, relief valves, pump windings and sensors, rather than replacing the part that failed most recently.
- Repair and prove. Fit the repair, recommission, run the plant through a heating and hot water cycle and record the readings in your written findings.
Safety rules and standards in commercial plant rooms
- Gas Safety (Installation and Use) Regulations 1998: all work on gas appliances and pipework must be carried out by a Gas Safe registered business. Ours is registration 985448.
- BS 6644 and IGEM/UP/10: the standards for larger gas-fired boiler installations and flued appliances in commercial premises, including flues, combustion air and plant-room ventilation.
- Pressure Systems Safety Regulations 2000: some larger sealed systems and expansion vessels need a written scheme of examination. If your insurer inspects them, we can carry out the repairs their engineer recommends.
- HSE ACOP L8 and HSG274: guidance on controlling legionella, which affects how calorifiers and stored hot water are kept at temperature. A plant fault that lets stored water cool should be dealt with promptly.
We work to these standards on every visit and note anything we find that falls short, with a clear explanation of how urgent it is.
Reducing plant-room breakdowns
- Have expansion vessel charges and pressurisation units checked at least once a year, not just the boilers.
- Swap duty and standby pumps regularly so the standby does not seize while it waits.
- Clean strainers and dirt separators, and keep an eye on water quality in older systems where sludge builds up.
- Keep ventilation grilles clear and never leave a gas interlock overridden after a nuisance trip.
- Keep a simple log of pressures and faults so patterns are easier to spot.
A planned preventative maintenance contract covers these checks on a fixed schedule alongside commercial boiler servicing and the annual gas safety inspection. Repairs are carried out by our team of over 10 local engineers, based at CO10 8NN near Sudbury.
Questions we get asked
Do you repair pumps and pressurisation units, or only boilers?
The whole plant room: boilers, circulating pumps, pressurisation units, expansion vessels, valves, low loss headers, plate heat exchangers, calorifiers and controls. Most plant-room faults involve more than one component, so we look at how the system works together rather than just the part that has stopped.
Can you attend a plant-room flood out of hours?
Yes. We isolate, contain and make safe first, then repair. Call 0800 0996 007 any time, day or night. If you can do so safely, turn off the water feed to the pressurisation unit and keep electrical equipment clear of the water until we arrive.
Do you provide a report after a plant-room repair?
Yes. Written findings go to your facilities or estates team, covering what failed, why it failed where we can tell, what we replaced and anything else we noticed that needs attention. It is written so it can go straight into the building maintenance file.
Do you work on BMS-controlled plant?
Yes. We check the boiler, the sequencing and the BMS enable signals so we can tell whether a fault is in the plant or the controls. If the building management system itself needs reprogramming, we work alongside your controls contractor and show them exactly what the plant is or is not receiving.
Why does our heating system keep losing pressure?
The usual causes are a leak somewhere on the system, a failed expansion vessel, a relief valve that is letting by, or air being drawn in and vented off. A pressurisation unit that tops up constantly can hide a leak for months. We test the vessel charge and the relief valves and trace the loss before refilling, so the problem does not simply come back.
Can you keep the building warm while you repair the plant?
Usually, yes. On sites with more than one boiler or twin-head pumps we isolate only the failed unit and keep the rest running. Where the plant cannot run at all, we agree priorities with you, such as hot water in a care home or heating in occupied classrooms, and restore those first.
Can you replace a failed pump or pressurisation unit?
Yes. Where the existing unit can be matched we fit a like-for-like replacement, and where it is obsolete we size a suitable alternative for the system. If a part has to be ordered, we leave the plant in the safest workable state until we return to fit it.
Do you work on oil and LPG plant rooms?
Yes. Gas and LPG boilers are worked on under our Gas Safe registration 985448, and our engineers are OFTEC trained for commercial oil-fired plant. Pumps, pressurisation, valves and controls are the same work whatever the fuel.
How do I book or get a quote?
Call 0800 0996 007, WhatsApp 07947 578332, or email [email protected] with the site, fuel and what you need. Photos of the plant room and the boiler data plates help us arrive with the right parts. Rates can be negotiated.
