When replacement makes sense
We are often called in for a breakdown and find a boiler that has reached the end of its life: repeated lockouts, a leaking heat exchanger, parts that are obsolete or very expensive, or efficiency so poor that the gas bill is carrying the cost. In those cases we will tell you straight whether a repair is worth it or whether you should budget for replacement, and we put it in writing.
What a commercial boiler installation includes
- Site survey of the plant room, flue route, gas supply and existing system
- Checking the heat requirement so the new plant is sized to the building, not just matched to the old nameplate
- Options: like-for-like, modular condensing cascade, or floor-standing plant, in gas, oil or LPG
- Flue design and installation, including condensing flue and plume considerations
- Gas supply checks: pipe sizing, meter capacity, tightness testing and purging (IGEM/UP/1)
- Pumps, low loss header or plate heat exchanger, pressurisation and expansion as the system needs
- Controls and sequencing, with BMS interface where the site has one
- Commissioning, combustion set-up and handover records
Keeping the building running
Schools, care homes and hotels cannot simply switch the heating off for a week. We plan replacement work around the site: phasing a cascade so part of the plant stays live, working in holidays or quieter periods, and agreeing isolation times in advance. If the old plant has already failed, we will make the site safe first and talk you through the quickest route back to heat.
Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.
Commercial boiler installation by town
How to get a quote
Send us what you can: photos of the existing boiler and its data plate, the flue, the plant room and the gas meter, plus the site address and what the building is used for. Email [email protected] or WhatsApp 07947 578332. We will arrange a survey and give you a written price. Rates can be negotiated.
Choosing the right replacement plant
The right boiler for a commercial building depends on how much heat it really needs, how the load changes through the day, the space in the plant room, the flue route and the fuel available on site. Common options are:
- Modular condensing cascades: several wall-hung or frame-mounted boilers linked on a common header and flue, run by a sequence controller. If one module fails the others keep the building warm, and they fit through ordinary doorways, which helps in tight or basement plant rooms.
- Floor-standing condensing boilers: larger single units suited to sites with a steady heat demand and a plant room that can take the size and weight.
- Like-for-like replacement: sometimes the simplest route when the flue, header and controls are in good order and the old boiler was correctly sized.
- Oil and LPG plant: for rural and off-grid commercial sites, such as farms, schools, village halls and business parks, where mains gas is not available.
- Separate hot water plant: on many sites it is worth splitting hot water from space heating with a direct-fired water heater or calorifier, so the boilers are not firing all summer just to make hot water. See commercial water heaters.
We size new plant from the building's heat requirement and how it is actually used, not just from the old nameplate. Oversized boilers short-cycle, wear faster and waste gas, so getting the size right matters as much as the brand.
How an installation project runs
- Survey. An engineer visits to look at the existing boilers, flue, gas meter and pipework, pumps, pressurisation, controls and access into the plant room, and asks how the building is used and when it can be without heat.
- Design and options. We work out the heat requirement and set out the realistic options, for example like-for-like versus a modular cascade, with the pros and cons of each for your site.
- Written quote and programme. You get an itemised price, what is included and excluded, and a proposed programme showing how long heating and hot water will be off.
- Preparation. Long-lead parts are ordered, any gas meter or supply changes are arranged, and isolation times are agreed with the site, especially for schools, care homes and hotels.
- Strip out and install. Old plant is safely disconnected and removed, then the new boilers, flue, header or plate heat exchanger, pumps, pressurisation and controls are installed. The system is cleaned and flushed before the new boilers are fired, and water treatment is added.
- Commissioning and handover. Gas tightness testing and purging, combustion set-up, safety device checks and controls set-up are carried out. Your site team is shown how the plant runs, and you get the paperwork for your records.

Regulations and standards we work to
- Gas Safety (Installation and Use) Regulations 1998: all gas and LPG installation work is carried out by Gas Safe registered engineers under our registration 985448.
- IGEM gas standards: commercial gas pipework installation, tightness testing and purging follow IGEM/UP/2 and IGEM/UP/1, and flued commercial appliances follow the relevant IGEM and manufacturer requirements.
- Building Regulations: replacement boilers must meet current efficiency and controls requirements under Part L, and flues and combustion air must meet Part J. Gas work is notified through the Gas Safe scheme so you receive a compliance certificate.
- Oil-fired plant: oil boiler installations are handled by our OFTEC trained engineers, including oil supply, fire valve and tank checks.
- Pressure systems: sealed systems, pressurisation units and safety valves are set up correctly, and we flag where the Pressure Systems Safety Regulations 2000 apply so your written scheme of examination stays up to date.
- System cleaning and water treatment: new boilers go onto a cleaned system with inhibitor and, where needed, filtration, in line with BSRIA guidance and the boiler maker's warranty conditions.
What affects the price of a commercial boiler replacement
- The output needed and the number of boilers or modules
- The flue route, whether the existing flue can be reused, and any new flue liner or terminal position
- Access into the plant room, such as stairs, basements, roof plant rooms or the need for lifting equipment
- Gas supply work, including pipe sizing, meter capacity or a meter upgrade
- How much of the existing system needs work: pumps, header, pressurisation, valves and controls
- Whether hot water is being separated from heating at the same time
- Out-of-hours or phased working to keep the site running
We will not quote from a phone call alone. A survey and a written, itemised quote mean there are no surprises once work starts. If the boiler might still be repairable, we will say so; see commercial boiler repair. Once new plant is in, an annual service keeps the warranty valid and the plant efficient; see commercial boiler servicing and planned preventative maintenance.
Questions we get asked
Do you install new commercial boilers or only repair them?
Both. We replace failed or ageing commercial boilers like-for-like or as an upgrade, and install new plant in refitted plant rooms. Because we also repair and service commercial boilers, we can tell you honestly when a repair is still the better option.
Can you replace one boiler in a cascade?
Yes, where the remaining modules, header, flue and controls are sound. We check that the replacement module is compatible with the common flue, the low loss header and the sequence controller before quoting, so you are not left with one unit that cannot talk to the rest.
Do you handle the flue and gas supply?
Yes. Flue design and installation, gas pipework checks, meter capacity, tightness testing and purging, pumps, pressurisation and commissioning are all included in our installation quotes, so one team is responsible for the whole job.
Can you install oil or LPG commercial boilers?
Yes. Gas and LPG plant is installed under our Gas Safe registration 985448, and oil-fired plant is handled by our OFTEC trained engineers, including the tank, oil supply line and fire valve checks that go with it.
How much does a commercial boiler replacement cost?
It depends on the output needed, the flue route, access into the plant room, any gas supply upgrade and how much of the existing system needs work, so we price after a survey. Send photos to [email protected] to get started, and we will give you a written, itemised quote.
How long does a commercial boiler installation take?
A straightforward like-for-like swap in an accessible plant room can often be done in a few days. A full plant room refit with new flues, header, pumps and controls takes longer. We give you a programme with the survey, including how long the heating and hot water will be off and how we will keep that to a minimum.
Can you keep heating and hot water running while the boilers are replaced?
Often, yes. On cascade or multi-boiler sites we can phase the work so part of the plant stays live. Where that is not possible, we plan the changeover for a holiday or quieter period and talk you through temporary heating options before work starts.
Will a new condensing boiler work with our existing system?
Condensing boilers are most efficient when return water is cool enough for them to condense. Older systems designed for high flow and return temperatures still benefit, but we look at controls, pump speeds and emitters during the survey and tell you what is worth changing to get the best from new plant.
What paperwork do we get at handover?
You get commissioning records with combustion readings, the gas tightness test result, Building Regulations compliance notification where it applies, manufacturer warranty registration details, and operating information for the plant. Keep these with your gas safety records.
