For commercial sites with suitable oil-fired plant, we provide practical boiler and heating support across East Anglia and around Sudbury CO10.
Much of rural Suffolk, north Essex and south Cambridgeshire sits off the mains gas network. Many businesses heat their buildings and hot water with oil-fired boilers and heaters, fed from a bunded tank on site. Our team of over 10 local engineers, working from Clare (CO10 8NN), supports suitable commercial oil boilers and associated heating equipment across that area. Our OFTEC trained engineers handle the oil side; Gas Safe registered engineers (985448) cover gas and LPG plant on the same sites.

Oil plant support
OFTEC trained engineers can support suitable commercial oil boilers and associated heating equipment with servicing, fault finding, planned maintenance discussions and repair advice.
Typical commercial oil sites include:
- Rural pubs, restaurants and hotels: heating and hot water where mains gas never reached the building.
- Farm offices, workshops and rural business parks: converted farm buildings and units with oil boilers or oil warm air heaters.
- Village halls, churches and community buildings: plant that runs only a few hours a week and still needs a safe service.
- Schools, nurseries and care settings off the gas main: buildings where heating and hot water have to be reliable through the heating season.
- Holiday parks and park home sites: reception buildings, clubhouses and shower blocks on oil-fired plant.
- Warehouses and industrial units: oil-fired warm air heaters and space heaters as well as boilers.
What we can help with on oil plant
- Servicing of suitable commercial oil boilers and burners, including combustion checks and safety device checks. See commercial boiler servicing.
- Breakdowns and lockouts: fault finding on ignition, photocells, oil pumps, nozzles, controls, pumps and pressurisation units. See plant room repair.
- Planned maintenance: oil plant can sit in the same schedule as gas, LPG and hot-water plant. See planned preventative maintenance.
- Warm air and space heaters running on oil in workshops, warehouses and agricultural buildings.
- Replacement planning when an oil boiler is near the end of its life. See commercial boiler installation.
- Mixed-fuel sites: many rural sites have oil plant in one building and gas or LPG in another. Where gas or LPG work is needed, Gas Safe registered engineers (985448) can help. See LPG commercial heating and commercial gas safety inspection.
How commercial oil plant differs from gas
The heating and hot-water side of the building often looks similar. The parts that differ are the ones that matter for reliability and safe working:
- Fuel is stored on site. Oil is held in a tank (often bunded) with a fill point, a vent, a gauge and a supply line to the burner. A blocked filter, air in the line or a low tank can look like a boiler fault until the supply side is checked.
- Burners need clean fuel and air. Oil burners rely on a nozzle, a pump, ignition electrodes and a flame sensor (often a photocell). Dirt, water in the oil, a worn nozzle or a failing photocell are common causes of lockouts.
- Flues and ventilation still matter. Oil boilers need a suitable flue path and combustion air. A blocked flue, a damaged terminal or poor plant-room ventilation can cause poor combustion or repeated lockouts.
- OFTEC trained work on oil; Gas Safe on gas and LPG. Oil work is carried out by our OFTEC trained engineers. Gas and LPG work on the same site is carried out by Gas Safe registered engineers (985448). Tell us which fuels are on site when you call.
- Tank and bund care is the site's responsibility. Keeping the tank bund clear, watching for leaks and arranging deliveries sits with the building operator. We check the plant and the oil supply as far as the burner so you know where a problem sits.
Common oil faults on commercial sites
- Lockouts after a delivery or a low tank. Air in the oil line, a disturbed filter or sludge stirred up from the tank bottom can stop the burner firing cleanly until the line is bled and filters checked.
- Blocked or worn nozzles. A nozzle that is dirty or past its useful life gives a poor spray pattern, sooting and hard starts.
- Failing photocells and ignition electrodes. The burner sees no flame, or cannot light, and locks out. Cleaning or replacing these parts is a common service job.
- Oil pump and filter problems. A weak pump, a clogged filter or a leaking joint on the suction line starves the burner of oil.
- Controls and lockout resets. A faulty thermostat, programmer or boiler control board can leave plant off even when the burner itself is sound.
- Flue and ventilation issues. Birds' nests, damaged terminals and blocked plant-room vents show up as poor combustion or repeated lockouts.
Oil smell, leaks and safe working
If you smell oil strongly, see a leak at the tank, bund or burner, or find oil on the plant-room floor, do not ignore it. Keep people clear of any spill, stop using the plant if it is safe to do so, and call for advice. Do not use naked flames near a spill. Tank leaks and bund overflows need prompt attention from a competent person; burner-side leaks are for an OFTEC trained engineer to make safe.
What to have ready when you call
- The site address and the type of building.
- Whether the plant is a boiler, a warm air heater or both, and the make and model if known. Photos of the data plates help.
- Any fault codes or lockout lights, and whether the tank was recently low or refilled.
- Where the tank and plant room are, and how engineers get access.
- Whether the same site also has gas or LPG plant that needs looking at on the same visit.
OFTEC trained oil engineers and Gas Safe
Oil work is undertaken by our OFTEC trained engineers. Gas and LPG work is undertaken by Gas Safe registered engineers (985448). Tell us about the site, equipment and access requirements so we can discuss the right next step.
We work on commercial sites only: businesses, public and community buildings, holiday parks and other business premises. Where a site also has LPG plant, see LPG commercial heating.
