What happens when you call us for a repair

  1. Call or WhatsApp. Ring 0800 0996 007 or message 07947 578332. Tell us the site, town or postcode, the fuel (gas, oil or LPG), the boiler make if you know it and what is happening, for example a lockout light, no heat, no hot water or water on the floor.
  2. Triage on the phone. We ask a few questions to judge how urgent it is and whether anything should be switched off or isolated before we arrive. If there is a smell of gas, leave the building and call the National Gas Emergency Service on 0800 111 999 first.
  3. Engineer on site. A Gas Safe registered engineer attends with test equipment and common spares. On oil plant the engineer is OFTEC trained.
  4. Diagnosis. We find the cause, not just the symptom: lockout history, flame signal, gas pressures, flue and air supply, controls, pumps and system pressure.
  5. Repair or make safe. Where the part is on the van we repair there and then. Where a part has to be ordered we make the plant safe, keep any healthy modules running where we can, and agree the return visit.
  6. Written record. You get a note of the fault, the readings and the work done, plus any other defects found and priced remedies.

Common commercial boiler faults we repair

  • Lockout and ignition failure: faulty ignition electrodes or leads, flame sensing problems, gas valve faults or air in the gas line
  • No heat on part of a cascade: one or more modules locked out, sequence controller faults, sensor failures or flow problems across the header
  • Fan and flue faults: failed fans, pressure switch faults, blocked or damaged flues and terminals
  • Pressure loss and leaks: leaking heat exchangers, valves, pumps and pipework, and pressurisation units that keep topping up (see pressure loss and leak repair)
  • Overheating and kettling: poor circulation, failed pumps, closed valves or scaled heat exchangers
  • Condensate problems on condensing boilers: blocked traps, frozen or failed condensate pumps and pipework
  • Burner faults on oil plant: nozzles, filters, oil pumps and photocells, handled by OFTEC trained engineers
  • Controls and BMS: time clocks, optimisers, frost protection and building management enables that stop the boilers firing

Commercial boiler types we work on

We work on the common commercial makes, including Hamworthy, Ideal Commercial, Remeha, Baxi and Potterton Commercial, Worcester Bosch and Vaillant, as an independent engineer. We are not a manufacturer's appointed agent, so plant still under warranty should go to the manufacturer first. Full list: commercial boiler brands we work on.

Repair or replace?

Most commercial boilers are worth repairing, and we always start there. Replacement starts to make sense when parts are no longer available, when the heat exchanger has failed on an older boiler, or when repeated breakdowns cost more than the plant is worth. If that is where we end up, we will say so plainly and quote for commercial boiler installation and replacement, often keeping the existing modules running while the new plant is planned. Finance is available, subject to status.

Reducing the next breakdown

Many winter breakdowns start as something a service would have caught: a worn electrode, a sooted heat exchanger, a pressurisation unit short-cycling or a condensate trap close to blocking. After a repair we can add the plant to an annual commercial boiler service, or for larger and busier sites to a planned preventative maintenance (PPM) schedule with visits before and during the heating season.

Commercial gas safety

If you smell gas

  • Open doors and windows to let fresh air in.
  • Do not operate electrical switches (on or off), use naked flames or smoke.
  • Turn off the gas at the meter or emergency control valve (ECV) if it is safe to do so. In a plant room this may also be the emergency isolation button or valve by the door.
  • Get people out of the area, then call the National Gas Emergency Service on 0800 111 999 (24 hours, free).
  • Once the supply has been made safe, call us on 0800 0996 007 to find and repair the fault.

Carbon monoxide in boiler rooms and plant rooms

Carbon monoxide (CO) has no colour, smell or taste. We recommend an audible CO alarm (BS EN 50291) in or next to every boiler room and plant room, and in occupied rooms with gas appliances. Larger plant rooms often have a fixed gas and CO detection system linked to an automatic gas shut-off valve; it should be tested as part of the service.

Signs of CO to act on: headaches, dizziness, nausea, tiredness, confusion or breathlessness that ease when people leave the building; yellow or orange flames instead of blue; soot or staining around a boiler or flue; a pilot light that keeps going out. If you suspect CO, switch the appliance off if safe, ventilate, get people out into fresh air, seek medical advice, and call the National Gas Emergency Service on 0800 111 999.

Servicing, Gas Safe and records

Commercial gas boilers should be serviced at least once a year, ideally before the heating season. Only use a Gas Safe registered engineer and check their ID card: the back shows which types of gas work they are qualified for, including commercial (non-domestic) categories. Our Gas Safe registration number is 985448.

The Gas Safety (Installation and Use) Regulations 1998 require employers and people in control of premises to keep gas appliances safe, and landlords of let residential accommodation (for example flats above shops or staff accommodation) to have an annual gas safety record. For commercial sites we record checks on the industry forms used for non-domestic work, such as the CP17 gas safety inspection record, and the CP42 for commercial catering kitchens. See our commercial gas safety inspection and commercial boiler servicing pages.

Compliance and paperwork

All gas work is carried out under our Gas Safe registration, number 985448. You can check any registration on the Gas Safe Register website. For commercial gas plant the work follows the Gas Safety (Installation and Use) Regulations 1998, which expect gas appliances at work to be kept in a safe condition, and the industry procedures for commercial installations (such as IGEM/UP/10 for flues and ventilation and IGEM/UP/1 for tightness testing on larger pipework).

After a visit you get a written record: what was found, readings taken, what was done and anything still outstanding. Where it is needed we issue commercial gas safety paperwork (often called CP15, CP17 or a landlord gas safety record) through our commercial gas safety inspection service. Oil-fired plant is handled by our OFTEC trained engineers. Risk assessments and method statements (RAMS) can be provided before work on sites that require them, such as schools, care homes and managed buildings.

Questions we get asked

Do you repair commercial boilers out of hours?

Yes. Calls and WhatsApp messages are answered 24 hours a day, 365 days a year. Call 0800 0996 007 or WhatsApp 07947 578332 and we will tell you when an engineer can attend.

Which fuels do you work on?

Commercial gas, oil and LPG. Gas work is done under our Gas Safe registration 985448, and oil plant is handled by OFTEC trained engineers.

Can you repair boilers you did not install?

Yes. Most of our repair work is on existing plant fitted by others, across the common commercial makes such as Hamworthy, Ideal Commercial, Remeha, Baxi and Potterton Commercial, Worcester Bosch and Vaillant.

Will you fix it on the first visit?

Where the fault is found and the part is on the van, yes. If a part has to be ordered we make the plant safe, keep any healthy modules running where possible and agree a return visit.

How much does a commercial boiler repair cost?

It depends on the plant and the fault, so we price each job. We agree the call-out rate when you call, and quote for parts and further work before we carry it out. Rates can be negotiated.

Do you repair domestic boilers?

No. Fast Commercial Boiler Help is commercial only: plant rooms, commercial boilers and commercial heaters.

What should I do if I smell gas?

Leave the building, do not operate switches, and call the National Gas Emergency Service on 0800 111 999. Once the supply is made safe, call us on 0800 0996 007 for the repair.

Do you provide paperwork after the repair?

Yes. You get a written record of the fault, readings and work done. Commercial gas safety records are available through our gas safety inspection service.
