Faults on Braintree boilers and plant rooms

The code is on one appliance

Copy the display before a reset, and say if it is on the boiler or on a floor heater. At Springwood and Skyline 120 those often fire separately. Gas and LPG checks follow ignition, the flame probe, the gas valve and the flue, under Gas Safe registration 985448. Oil checks follow the nozzle, line, filter and photocell, done by our OFTEC trained engineers. A smell of gas means no reset.

The gauge will not hold

Note the pressure, and whether the circuit was hot or had gone cold. Water leaving at a seal, a joint, an air vent or a safety valve pulls the figure down. A pressurisation set at Skyline 120 or Great Notley may be replacing that loss. If the set has stopped, check its power, the break tank and its pump.

The burner runs and the rooms stay cold

A hot boiler and a cold room usually mean the pump has seized, lost power or filled with air. A full condensate trap or a blocked terminal can mimic a flame fault on a Braintree Village roof boiler. Time control, a zone valve that stays shut, a missing enable, or a tie to the fire panel or extract can also hold a healthy boiler off.

Heating up, hot water down

Warm radiators and cold taps sit on the hot-water side: a valve left on heating, a dead cylinder pump, a store stat or a scaled exchanger. If only the warehouse heaters are out, name them and their fuel.

Commercial sites we cover in Braintree

Braintree combines a traditional town centre with large distribution and industrial sites at Springwood and Skyline 120, plus schools, care homes and the Freeport retail area. We work on distribution warehouses, industrial units, offices, schools and care homes, including sites on Springwood Industrial Estate, Skyline 120 and the Great Notley business area.

Braintree's warehouses and industrial units along the A120 often run warm air and radiant heaters as well as office boilers, and we repair both.

We reach Braintree from Clare down the A131 through Halstead, with the A120 for sites at Great Notley and Skyline 120. A team of over 10 local engineers to call on covers Braintree and nearby Halstead, Coggeshall, Chelmsford, Marks Tey.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Shops, offices, cafés and small hotels on the High Street, Bank Street and George Yard keep the boiler in a basement or a back store, off a service passage. At George Yard, say if the unit or centre management holds the key. Bocking runs north along Bradford Street and Church Street, with cellar access in the older buildings.

Springwood Industrial Estate follows Springwood Drive on the west side, off Pod's Brook Road and close to the A120, including Finch Drive and Crittall Drive. A roller shutter opens into the plant room, and warm-air cabinets or radiant tube may heat the floor on their own burners. Freeport station serves this western side.

Braintree Village on Charter Way is that outlet, long called Freeport, beside the A120 and Freeport station. Say if the shop has a cupboard boiler or takes heat from the outlet plant room, and which door to use. Skyline 120, at Great Notley on Avenue West, is offices and distribution sheds. Name the unit and whether the offices or the warehouse heaters have stopped. Horizon 120 is a separate gate, so name the park. Notley Green adds schools and care homes.

Witham Road and Cressing Road carry older yards east toward Cressing and Witham, often on oil or LPG with the tank in a bund. Name the road: Springwood, Skyline and this eastern side are different turns off the A120. Black Notley is south on London Road, near the branch-line station toward Witham. Witham has no page on this site, so ask us to confirm that postcode on the call. Already published: Bocking, Black Notley, Halstead, Coggeshall, Rayne to the west, Stisted to the north-east, and Feering and Silver End toward Witham.

Say what must stay live, such as a care lounge, a school kitchen or a warehouse floor beside warm offices. Roads in: the A131 from Clare through Halstead; the A120 for Great Notley, Skyline 120 and the Freeport side. Our engineers cover Suffolk, Essex and Cambridgeshire.

What to tell us when you call

Site name and address in Braintree, the fuel (gas, oil or LPG), the boiler make if you know it, what has happened (lockout code, no heat, leak), and how we get into the plant room. That lets us give you an ETA and bring the right parts. Out of hours is fine: we run 24 hours, 365 days. For a full picture of our emergency service see 24/7 emergency commercial boiler repair.

  • Postcode, place and unit: George Yard, Springwood Drive, Skyline 120, Horizon 120, Charter Way, Notley Green, Bocking, Black Notley, Witham Road or Cressing Road.
  • Fuel of each appliance. A warehouse often has two.
  • Maker and model on the rating plate. Leave the covers fitted.
  • The display text. A picture can follow once the call is logged.
  • How many resets, and whether the code returned at once.
  • The door, who has the key, and any sign-in rule.
  • Who will let the engineer in, and a mobile that reaches them.

Stop after one reset, and only when there is no smell of gas.

Smell of gas

Get people outside and stay out. Leave switches and the reset alone. From outside, phone the National Gas Emergency Service on 0800 111 999. When the escape has been dealt with, ring 0800 0996 007 about the commercial boiler.

Oil on the yard

Leave the burner locked out if oil is in the bund or on the concrete. Name the road and say if the tank is bunded. Our OFTEC trained engineers attend the oil appliance.

Gas, LPG and oil around Braintree

Mains gas serves the High Street, Braintree Village, much of Springwood Drive and Skyline 120. That work, and commercial LPG off the mains, is done under Gas Safe registration 985448. See LPG commercial heating. Oil on Cressing Road and Witham Road is for our OFTEC trained engineers, including where the tank stands in a bund. See commercial oil heating.

Today's job is the breakdown. Book a diary of checks separately as planned preventative maintenance. Estate heaters are in the Braintree warehouse heating guide.

Once heat is back on

Keep a short note of the fault, the work, any parts fitted and anything still outstanding with the job papers. A repeat lockout, or a circuit that will not hold pressure, is easier to read with that note beside the log.

The Gas Safety (Installation and Use) Regulations 1998 leave safe gas appliances, flues and pipework with the person in control of the site. Sorting today's fault is a single job beside that duty. Those checks can be put on a schedule under planned preventative maintenance.
