Commercial boiler and plant-room help in Braintree
Commercial engineers covering Suffolk, Essex and Cambridgeshire
Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.
Braintree's warehouses, distribution sheds and trade units, from the older estates such as Springwood to newer business parks near the A120 like Skyline 120 at Great Notley, are rarely heated by one system. A typical site has a gas boiler serving the offices, mezzanine and welfare areas, and separate warm air or radiant tube heaters over the warehouse floor. When someone rings to say "the heating is off", the first job is working out which of those systems has actually failed, because the fault, the parts and the engineer's kit are different for each.

Which system has failed?
| What you notice | Most likely system | First thing to check |
|---|---|---|
| Offices, toilets and canteen cold, warehouse heaters running | The boiler and its radiator or fan coil circuit | Is the boiler showing a lockout light or fault code, and what does the pressure gauge read? |
| Warehouse floor cold, offices warm | Warm air or radiant heaters, or their controls | Are all heaters off (often a controls, timer or gas supply issue) or only one or two (usually the heaters themselves)? |
| Everything cold at once | Something shared | Gas supply to the site, an isolation valve, a tripped circuit in the plant room, or a timeclock reset after a power cut. |
| Heaters run but the floor never feels warm | Heat loss or controls, not a breakdown | Dock doors left open, warm air trapped at roof level, or a sensor in the wrong place. |
If the boiler side has failed, see our Braintree commercial boiler repair page. For heater faults, our guides to radiant tube heater maintenance and warm air heater heat exchanger inspection explain what the engineer looks at.
Why a big shed can feel cold with the heating on
Not every cold-warehouse call is a breakdown. Three things come up again and again on Braintree sites:
- Heat rising to the roof. Warm air heaters in a tall building can leave the roof space hot and the floor cold. Destratification fans, or heater outlets angled down towards the floor, help bring that heat back to where people work.
- Loading doors. A dock door left open for a long delivery can empty a bay of warm air in minutes. Fast-acting doors, air curtains or simply closing doors between loads often make more difference than more heat.
- Sensors in the wrong place. Radiant heaters are usually controlled by black bulb sensors that measure the warmth people feel. A sensor in direct sun, next to a heater or behind racking gives false readings, so some zones overheat and others stay cold.
An engineer can check heater settings and sensor positions at the next service. It is far cheaper than turning everything up.
What to tell us when you call
Braintree is about 14 miles south of our base at CO10 8NN in Clare, usually reached via the A1017 through Sible Hedingham. When you ring 0800 0996 007, it helps to have:
- the unit number, estate name and postcode, where a van can park, and who will sign the engineer in;
- which areas are cold, and whether the boiler, the warehouse heaters or both are affected;
- the make of boiler or heaters, any fault code or lockout light, and how high the heaters are mounted (high-level heaters need a scissor lift or other access);
- whether the floor under the heaters can be cleared of stock and forklift traffic during the visit.
Gas work is done under Gas Safe registration 985448, oil-fired plant is looked after by OFTEC trained engineers, and we also work on commercial LPG. After the call, photos of the appliance data badges by WhatsApp on 07947 578332 help us bring the right parts. Sites with a boiler and a row of heaters are good candidates for planned maintenance, so everything is serviced on one visit before winter. Our industrial and warehouse heating page covers the types of site we look after.
Common questions
Do you work on homes in Braintree? No. Fast Commercial Boiler Help works on commercial buildings only, such as warehouses, industrial units, offices, shops and hospitality.
One heater keeps locking out. Can staff reset it? A single reset by a trained member of staff, following the maker's instructions, is normally fine. If it locks out again, leave it off and call us: repeated resets can hide an ignition, flue or gas pressure fault.
What should I do if I smell gas? Get people out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
