Faults we are called about

Most visits open on a locked-out panel, a cold building, or hot water that has gone while the heating seems to be on.

Lockouts, ignition and flame failure

A lockout means the burner control stopped after a failed light-up or a lost flame signal. Note the code first. On gas or LPG, check the ignition electrode, the flame-sensing probe, the gas valve, and air through the fan and flue. Oil checks are in the Sudbury commercial oil boiler repair guide. If you smell gas, do not clear the panel.

Low pressure and pressurisation units

Read the gauge and say if the system is hot or cold. Low pressure can be a leak, a pump seal, an expansion vessel that has lost its charge, or a relief valve that is passing. A pressurisation unit running all the time is often replacing water that is leaving the circuit; if it will not run, check power, the break tank and the pump.

Pumps, controls, flues and cascades

A seized, unpowered or air-locked primary pump leaves radiators cold while the burner is ready. Say which head failed on a twin pump. A time control, zone valve, weather compensation, a missing enable from a building management system, or a fire-alarm or ventilation interlock can hold a healthy boiler off. A fan that does not prove, a blocked terminal or a full condensate trap can look like flame failure. On a cascade, one module may be off while the others carry a smaller load.

Hot water, warm air and radiant heaters

No hot water, with the heating on, is often the calorifier pump, valve or thermostat, scale on a plate heat exchanger, or the controls on an unvented store. Say if every tap is cold. Warm-air cabinets and radiant tube heaters can lock out while the boiler is still alight. Name each fuel.

Commercial sites we cover in Sudbury

Sudbury mixes a historic market-town centre (shops, banks, pubs, churches and offices in older buildings) with light industry on the Chilton and Woodhall estates, plus schools, a leisure centre and care homes on the edges of town. We work on market-town shops and offices, schools, care homes, churches and workshops, including sites on Chilton Industrial Estate, Woodhall Business Park and the units off Northern Road.

Because Sudbury is so close to base, it is one of the towns we can usually reach quickest when a commercial boiler locks out.

Sudbury is our nearest town: a short run from our CO10 8NN base in Clare along the A1092 and A134 through Long Melford. A team of over 10 local engineers to call on covers Sudbury and nearby Long Melford, Great Cornard, Glemsford, Nayland.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Shops, offices and hospitality around Market Hill often have a boiler in a basement or rear store, reached by a side door. Chilton Industrial Estate, on Windham Road toward Northern Road, is workshops, trade counters and light industrial units: plant rooms, gas boilers, warm-air cabinets, radiant heaters, and oil or LPG with no large mains supply. Great Cornard, to the south-east, is part of the same visit.

A school wing, a care home, a church or hall, and a Stour valley yard each use plant differently: term-time mornings, a building that can be isolated only in parts, long idle periods, and oil or LPG. Cover also includes Chilton, Clare, Lavenham, Cavendish and Bures.

What to tell us when you call

Site name and address in Sudbury, the fuel (gas, oil or LPG), the boiler make if you know it, what has happened (lockout code, no heat, leak), and how we get into the plant room. That lets us give you an ETA and bring the right parts. Out of hours is fine: we run 24 hours, 365 days. For a full picture of our emergency service see 24/7 emergency commercial boiler repair.

  • Fuel: mains gas, LPG or oil.
  • Make and model, if the data plate can be read without removing covers.
  • The fault code, or what the panel display shows. A photograph helps.
  • How many resets have been tried, and whether it locked out again each time.
  • Who holds the plant-room keys, which door to use, and any alarm or signing-in rule.
  • A site contact who will be there, and a number that reaches them.

Then stop resetting. If one reset is allowed and nobody can smell gas, report a further lockout. Clearing the same code again and again masks what failed.

If you smell gas

Leave the building. Open doors and windows only if that is safe. Do not operate electrical switches, and do not reset the boiler. Call the National Gas Emergency Service on 0800 111 999. When the premises are safe, call 0800 0996 007 about the commercial boiler.

Gas, LPG and oil

Engineers on the Gas Safe register 985448 carry out mains gas and commercial LPG work. See LPG commercial heating. Our OFTEC trained engineers attend oil-fired plant. See commercial oil heating and the Sudbury oil guide for burner, filter and tank notes.

This visit deals with today's failure. Planned preventative maintenance is a separate, enquiry-led schedule for the boilers, pumps, controls and hot water on that site.

After the repair

Keep a written note of the fault, the work, any parts fitted and anything still to do. Later lockouts or lost pressure often show the real cause.

Under the Gas Safety (Installation and Use) Regulations 1998, people in control of premises must keep gas appliances, flues and pipework in a safe condition. A repair does not replace that maintenance, or the service interval in the manufacturer's instructions. Ask about planned maintenance if you want those checks on a schedule.

Questions we get asked

Do you do emergency commercial boiler repair in Sudbury?

Yes, 24 hours a day. Call 0800 0996 007 or WhatsApp 07947 578332 with the site and fault and we will give you an ETA.

Can you repair oil and LPG commercial boilers in Sudbury?

Yes. We repair commercial gas, oil and LPG boilers and heaters.

Will you fix it on the first visit?

That is the aim. We carry van stock for common commercial parts; if a part has to be ordered we leave the plant in the safest workable state.

Are you local to Sudbury?

Yes. Our base is at CO10 8NN in Clare, a few miles from Sudbury, so Sudbury is one of our closest towns.

What does a call-out cost?

Rates can be negotiated. Call or text and we will talk it through before we attend.

We are on Chilton Industrial Estate, or in Great Cornard. Do you cover that?

Yes. The estate and Great Cornard are part of a Sudbury visit. We are based in Clare (CO10 8NN), a few miles away, and our engineers cover Suffolk, Essex and Cambridgeshire.

The panel shows a lockout. Should we keep resetting it?

Note the code and how many resets have been tried. After one permitted reset, leave it and call. If you smell gas, leave, ventilate only if safe, avoid switches, and call the National Gas Emergency Service on 0800 111 999.

The heating is on but there is no hot water. Is that still a boiler repair?

Call and describe it. The boiler can be firing while a calorifier pump, valve or store control has failed. Say if a separate water heater is fitted.

Can you repair warm-air and radiant heaters, or only boilers?

Yes, when they are commercial appliances in a workshop or store. Name the fuel, and say if the main boiler is alight or locked out.

Does a repair count as the manufacturer's service?

No. A repair is not the manufacturer's service. The duty under the Gas Safety (Installation and Use) Regulations 1998 stays with the person responsible for the premises. Planned maintenance puts the checks on a schedule.
