What fails in a Colchester plant room

Burner stops after light-up

Copy the display before a reset is considered. On gas and LPG, follow the spark, the flame-proving rod, the gas valve and the air path. On oil, follow the nozzle, oil line, filter and photocell; our OFTEC trained engineers carry out that part. If gas can be smelt, do not reset.

Pressure that fades

Quote the pressure and whether the boiler was firing. A sinking figure means water leaving at a pump seal, on the circuit, at an air vent, or past the safety valve. A filling set that never stops is replacing it. If the set will not start, check power, water and the pump before condemning the boiler.

No circulation, or a boiler held off

If the rooms will not warm and the burner is still willing to fire, suspect the circulating pump: seized, dead or air-locked. On a twin set, say which head moves. Time control, a zone valve that stays shut, a misleading outdoor sensor, a missing enable, or a tie to the fire panel or extract can also stop a healthy boiler. A choked flue outlet, or a condensate trap that has filled, can mimic a lost flame.

Hot water on its own, and heaters over a floor

Radiators that are hot while outlets run cold usually sit on the cylinder side: a motorised valve, the pump, the store thermostat, or a heat exchanger blocked with scale. Say if that affects every outlet, and if a second heater serves the water. Cabinet heaters and radiant tube over floors on Whitehall Road and at Tollgate can stop on their own fuel. Name it.

Commercial sites we cover in Colchester

Colchester is Essex's largest town: a university and colleges, a hospital and care homes, a lot of town-centre retail and office space, and industrial estates at Severalls, Whitehall and Stanway. We work on offices, schools and colleges, care homes, retail and industrial units, including sites on Severalls and the Northern Gateway, Whitehall Industrial Estate, the Hythe, and Stanway and Tollgate.

Colchester's older town-centre buildings and big modern estates give very different faults, from sooted older boilers to cascade sequencing problems on newer plant.

We reach Colchester from Clare via Sudbury and the A134, and use the A12 and A120 for sites around Stanway and the Northern Gateway. A team of over 10 local engineers to call on covers Colchester and nearby Marks Tey, Nayland, Manningtree, Coggeshall.

We also cover commercial boiler repair in Dedham and the Stour valley villages just north of Colchester, where hotels, restaurants, pubs, schools and offices often run older oil or LPG plant in listed or period buildings. See commercial boiler repair in Dedham.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Shops, offices, hotels and restaurants on the High Street, Culver Street, Head Street, North Hill and Sir Isaac's Walk usually keep the boiler in a cellar or a side-passage yard. At Lion Walk, say whether the centre or the landlord holds the key, and which street door to use.

Colchester Business Park, off Axial Way at Cuckoo Farm beside the A12, mixes offices with light production and distribution. Severalls and the Northern Gateway, on the former hospital land, add offices, retail and sports buildings. Plant there is at ground floor or on the roof, and reception asks for the company name.

The Hythe is the old port on the River Colne. Whitehall Road and Haven Road are workshops, trade counters and warehouses, with the Cowdray Centre just back toward town. The boiler is often behind a roller shutter. Quote the fuel, because gas, oil and LPG all appear, and give the unit number.

Tollgate, at Stanway on London Road, is retail, leisure and offices. Units may share a landlord plant room or each have a boiler. Say which, and where the key is kept.

At Wivenhoe Park, the University of Essex and the Knowledge Gateway offices often use a bank of boilers and a separate hot-water vessel. Give the building name and the car park or service entrance.

Roads in: the A134 through Sudbury, Nayland and Great Horkesley; the A12 past Eight Ash Green and Marks Tey toward Severalls; the A120 from Marks Tey north of Colchester toward Harwich, with Coggeshall to the west; and the A133 east toward Elmstead and Wivenhoe.

Name the constraint: night-time hot water for a High Street hotel, a college block open only some days, a care wing that must stay warm, or a Hythe floor circuit separate from the offices. Nearby pages: Great Horkesley, West Bergholt, Boxted, Eight Ash Green, Copford, Dedham and Elmstead.

What to tell us when you call

Site name and address in Colchester, the fuel (gas, oil or LPG), the boiler make if you know it, what has happened (lockout code, no heat, leak), and how we get into the plant room. That lets us give you an ETA and bring the right parts. Out of hours is fine: we run 24 hours, 365 days. For a full picture of our emergency service see 24/7 emergency commercial boiler repair.

  • Postcode, and whether it is the High Street, Colchester Business Park, Severalls, the Hythe, Tollgate or the Knowledge Gateway.
  • Fuel on each appliance: mains gas, LPG or oil.
  • Maker and model from the data plate, covers left on.
  • The display wording. A photo can follow once the call is open.
  • The number of resets already used, and the result each time.
  • The door to use, who keeps the key, and any signing-in rule.
  • Who will meet the engineer if the building is shut.

One reset only, and only with no smell of gas.

Smell of gas

Clear the building and stay out. If a window or door can be opened as people leave, do that, then keep clear. Do not use electrical switches and do not reset. From outside, ring 0800 111 999 for the National Gas Emergency Service. After they have cleared the escape, call 0800 0996 007 so the commercial boiler can be looked at.

Gas, LPG and oil in Colchester

Mains gas serves the High Street, Colchester Business Park, Severalls and most of Tollgate. That work, and commercial LPG, is done by engineers on the Gas Safe register 985448: LPG commercial heating. Oil, including a cabin set on an industrial yard, is for our OFTEC trained engineers: commercial oil heating. Mention the burner type if you know it, and say if the tank stands in a bund.

This visit is the breakdown. A maintenance round is a separate request: planned preventative maintenance. Shorter Colchester notes are in the call-first guide.

Records once the boiler is firing again

Put a few lines in the plant-room folder: the date, the display message, what was found, any part changed, and anything still outstanding. The next stoppage, or pressure that fades again, is easier to read beside that note.

The Gas Safety (Installation and Use) Regulations 1998 place the duty for safe gas appliances, flues and pipework on whoever is responsible for the premises. Sorting today's fault is a single job beside that duty. A diary of those checks is planned preventative maintenance.
