Commercial sites we cover in Colchester

Colchester is Essex's largest town: a university and colleges, a hospital and care homes, a lot of town-centre retail and office space, and industrial estates at Severalls, Whitehall and Stanway. We work on offices, schools and colleges, care homes, retail and industrial units, including sites on Severalls and the Northern Gateway, Whitehall Industrial Estate, the Hythe, and Stanway and Tollgate.

Across Colchester's schools, colleges and care homes, we can schedule several sites together so servicing is done in one planned run.

We reach Colchester from Clare via Sudbury and the A134, and use the A12 and A120 for sites around Stanway and the Northern Gateway. A team of over 10 local engineers to call on covers Colchester and nearby Marks Tey, Nayland, Manningtree, Coggeshall.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Booking a service in Colchester

The best time to service is before the heating season, from late summer into early autumn, so faults are found before the first cold snap. Email [email protected] or WhatsApp 07947 578332 with the site, number of boilers, make and model (a data-plate photo helps) and fuel type. We can combine the service with a gas safety inspection in the same visit.

Getting your site ready for the engineer

A little preparation means more of the visit is spent on the boilers and less on finding keys. Before the day, it helps if you can:

  • Tell us who will meet the engineer, where to park, and whether a sign-in, induction or permit to work is needed.
  • Make sure the plant room, roof hatch or boiler cupboard is unlocked and clear of stored items.
  • Let staff or tenants know the heating or hot water may be off for short periods while each boiler is isolated.
  • Have the last service report, gas safety record and any fault codes or reset history to hand.
  • Mention anything you have noticed, such as cold areas, noisy pumps or a pressure gauge that keeps dropping.

Where a site has more than one boiler, we work on them one at a time so the building keeps some heat throughout.

Servicing different Colchester buildings

  • Historic town-centre premises. Shops, offices and restaurants around the High Street and older streets often have boilers in cellars, back rooms or upper floors, with flues that have been altered over the years. Flue condition, terminal position and ventilation get extra attention here.
  • Offices on Severalls and the Northern Gateway. Newer buildings often run modular condensing boilers with controls linked to a building management system. We check sequencing and BMS enables as well as each boiler, so the plant shares the load properly.
  • Industrial units at Whitehall, the Hythe and Stanway. Many units have a boiler for the offices and welfare areas and warm air or radiant heaters on the shop floor. Both can be covered in one visit, timed around shifts.
  • Retail at Tollgate and Stanway. Trading hours come first, so services can be booked before opening or at quieter times.
  • Schools, colleges and education buildings. Summer and half-term visits leave time to fix anything found before the heating season.
  • Care homes, surgeries and hotels. These cannot lose heat or hot water for long. We plan the order of work with the manager and check stored hot water reaches 60°C or above, in line with HSE guidance on legionella control.
  • Churches and community halls. Heating that is used a few hours a week can sit idle for long spells, so ignition, controls and frost protection are proved before the winter bookings begin.

When to book sooner than planned

Do not wait for the annual date if you notice any of these: the system pressure keeps falling, a boiler needs resetting more than once, parts of the building take longer to warm up, hot water runs short at busy times, there are new noises from the boiler or pipework, or there is staining, soot or a smell of fumes near the flue. If a boiler has already stopped or is leaking, you need a repair visit rather than a service: see commercial boiler repair in Colchester or call 0800 0996 007. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.

Gas safety duties and how we work

The Gas Safety (Installation and Use) Regulations 1998 require employers, landlords and anyone in control of non-domestic premises to keep gas appliances, flues and pipework in a safe condition. Regular servicing by a Gas Safe registered engineer is the normal way to show that duty is being met. Our gas and LPG work is carried out under Gas Safe registration 985448, to the manufacturer's instructions, with commercial plant checked against BS 6644 and IGEM/UP/10 where they apply. If we find a dangerous situation, we follow the Gas Industry Unsafe Situations Procedure and explain clearly what has to happen next. Our engineers are also OFTEC trained for commercial oil-fired boilers.

For regular visits across one or more buildings, see planned preventative maintenance. For sites with several boilers working together, see cascade boiler repair.

Questions we get asked

How much is a commercial boiler service in Colchester?

The price depends on how many boilers the site has, their output and fuel, and how long it takes to reach and isolate them. A single wall-hung boiler in a shop is quicker than a floor-standing pair in a school boiler house or a modular bank on an office roof. Email the site address, the number of boilers and a photo of each data plate to [email protected], or WhatsApp 07947 578332, and we will send a written quote. Rates can be negotiated.

How often should commercial boilers be serviced?

At least once every 12 months, following the manufacturer's instructions. Boilers that run long hours, such as those heating hot water for a care home or hotel, often need a second visit each year or a planned maintenance contract.

Can you service the boiler and do the gas safety inspection together?

Yes. Booking both on one visit means a single shutdown and one set of records, which is easier for schools, retail units and offices that have to plan around opening hours.

Do you cover all of Colchester, including Stanway and the Hythe?

Yes, including Severalls and the Northern Gateway, Whitehall Industrial Estate, the Hythe, Stanway and Tollgate, the town centre, and nearby villages and towns.

Can you service boilers in older or listed buildings in the town centre?

Yes. Older town-centre buildings often have plant in cellars or tight rooms with long or shared flues. We check the flue route, combustion air and ventilation carefully and work around any restrictions the building owner or managing agent sets.

Can you service around shop or school opening hours?

Yes. Early-morning and weekend visits can be arranged for shops, offices and units on retail parks, and schools are usually best booked for the holidays so any follow-up repairs can be done before term.

We manage several sites around Colchester. Can you service them together?

Yes. We can plan a run of visits across your sites, keep the reports in one place and set the next service dates, either as one-off bookings or as a planned maintenance contract.

Do you service oil and LPG boilers near Colchester?

Yes. Rural businesses, farms and village halls around Colchester are often off the gas grid. LPG work is carried out under our Gas Safe registration 985448, and our engineers are OFTEC trained for commercial oil-fired boilers.

Do you service home boilers in Colchester?

No. Fast Commercial Boiler Help only works on commercial and non-domestic heating, such as offices, shops, schools, care homes, hotels, churches, warehouses and industrial units.
