Commercial sites we cover in Ipswich

Ipswich is Suffolk's county town, with port-related warehousing, large office buildings, the Waterfront, a hospital, schools, colleges and industrial estates on every side of town. We work on offices, warehouses and logistics sites, schools and colleges, care homes and industrial units, including sites on Ransomes Europark, Hadleigh Road Industrial Estate, Whitehouse Industrial Estate and the Waterfront.

For Ipswich office blocks and Waterfront buildings with roof-top plant, we plan access and permits ahead so the service visit runs to time.

We reach Ipswich from Clare via Sudbury and Hadleigh on the A1071, and the A14 and A12 get us round the estates. A team of over 10 local engineers to call on covers Ipswich and nearby Hadleigh, Stowmarket, Manningtree, Colchester.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Booking a service in Ipswich

The best time to service is before the heating season, from late summer into early autumn, so faults are found before the first cold snap. Email [email protected] or WhatsApp 07947 578332 with the site, number of boilers, make and model (a data-plate photo helps) and fuel type. We can combine the service with a gas safety inspection in the same visit.

What happens on the day

  1. Arrival and sign-in. The engineer reports to reception or the site contact, completes any induction or permit to work, and agrees which boilers can be taken off and when.
  2. Look before touching. The plant room, flues, ventilation, gas pipework and controls are inspected, and the boiler is checked running so we can see how it behaves before anything is stripped down.
  3. Isolate and clean. Each boiler is isolated in turn. The burner, electrodes, heat exchanger and condensate trap are inspected and cleaned where needed, and seals or gaskets that are disturbed are checked.
  4. Test and set up. Gas pressures and heat input are measured, and combustion is checked with a calibrated flue gas analyser against the manufacturer's figures. Flame supervision and safety devices are proved.
  5. System checks. Pumps, the pressurisation unit, expansion vessel charge, time clocks, BMS enables and boiler sequencing are checked, so the plant works together and not just boiler by boiler.
  6. Hand back. The plant is put back in service, the site contact is told what was found, and the written report follows with readings, defects and priced remedies.

On sites with more than one boiler we service one at a time, so heating and hot water stay on for most of the visit.

Servicing by type of building in Ipswich

  • Waterfront and town-centre offices. Plant is often on the roof or in a basement, with long flue runs and shared risers. We check the flue route and terminal, ventilation and roof access carefully, and agree times with the managing agent so tenants are not caught out.
  • Converted dockside and older buildings. Older plant rooms were often not designed for the boilers now in them. Combustion air, ventilation openings and flue condition are where older installations most often drift out of safe limits, so they get close attention.
  • Warehouses and logistics units. Units on Ransomes Europark, Hadleigh Road and Whitehouse often pair a boiler for offices and welfare areas with warm air or radiant heaters in the warehouse. We can service all of it on one visit, early in the morning or at a weekend if that suits your shifts.
  • Schools and colleges. Best serviced in the summer holidays or half term, with any repairs found done before the heating season starts.
  • Care homes and hotels. These cannot go without heat or hot water. We service modular plant one boiler at a time and check stored hot water reaches temperature, since HSE guidance on legionella control expects stored hot water to be kept at 60°C or above.
  • Churches and community halls. Heating that runs only a few hours a week can sit idle for long spells, so controls, frost protection and ignition are checked before winter bookings start.

Service or repair?

A service is planned maintenance on plant that is working: it keeps it safe, efficient and reliable, and finds worn parts before they fail. If a boiler at your Ipswich site has already stopped, is locking out repeatedly or is leaking, you need a repair visit instead. See commercial boiler repair in Ipswich or call 0800 0996 007. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.

Book a service soon if you notice any of these: pressure that keeps dropping, a boiler that needs resetting, areas of the building that take longer to warm up, hot water running out at busy times, new noises from the boiler or pipework, staining or a smell of fumes near the flue, or no service record for the last 12 months.

Your duties and our standards

Under the Gas Safety (Installation and Use) Regulations 1998, employers, landlords and others in control of commercial premises must make sure gas appliances, flues and pipework are maintained in a safe condition. A regular service by a Gas Safe registered engineer is the usual way to meet that duty. Our gas and LPG work is carried out under Gas Safe registration 985448, following the manufacturer's instructions, with non-domestic plant checked against BS 6644 and IGEM/UP/10 where they apply. If a dangerous situation is found, we follow the Gas Industry Unsafe Situations Procedure and explain what it means for your site. Our engineers are OFTEC trained for commercial oil-fired boilers.

If you look after several buildings, a planned maintenance schedule keeps every visit on time and every report in one place. For modular plant, see cascade and condensing boiler repair.

Questions we get asked

How much is a commercial boiler service in Ipswich?

It depends on how many boilers there are, their size and fuel, and how easy the plant room is to reach. A single boiler in a ground-floor plant room is a shorter job than a modular bank on the roof of a Waterfront building. Send the site, number of boilers and a data-plate photo to [email protected] or WhatsApp 07947 578332 and we will give you a written price. Rates can be negotiated.

How often should commercial boilers be serviced?

At least once a year, in line with the manufacturer's instructions. Plant that works hard, such as hot water for a hotel or heating for a care home, often benefits from a second visit or a planned maintenance contract so wear is caught between annual services.

Can you service the boiler and do the gas safety inspection together?

Yes. Doing both on one visit means one shutdown, one access arrangement and one set of paperwork, which helps on busy town-centre and Waterfront sites where parking and access take planning.

Do you cover Ransomes Europark and the Waterfront?

Yes, along with Hadleigh Road Industrial Estate, Whitehouse Industrial Estate, the town centre and businesses across the rest of Ipswich and the surrounding villages.

Can you service roof-top plant on an office block or Waterfront building?

Yes. Tell us how the plant is reached, whether a permit to work or induction is needed, and who holds the keys. We plan the visit around the building manager's rules so the engineer can get straight to work on arrival.

Can you service boilers outside office hours?

Yes. Early starts and weekend visits can be arranged for offices, shops and warehouses that cannot have the heating or hot water off during the working day. Let us know when you book.

Do you service oil and LPG boilers around Ipswich?

Yes. Farms, rural businesses and village halls around Ipswich are often off the gas grid. LPG work is carried out under our Gas Safe registration 985448, and our engineers are OFTEC trained for commercial oil-fired boilers.

What do I get after the service?

A written report for each boiler showing the combustion readings, gas pressures and checks carried out, plus any defects found, how urgent they are and a priced remedy. Keep it with your gas safety records.

Do you service home boilers in Ipswich?

No. Fast Commercial Boiler Help works on commercial and non-domestic heating only, such as offices, shops, warehouses, schools, care homes, hotels, churches and industrial units.
