Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.
Colchester became a city in 2022, and its commercial heating runs from Roman-era town centre buildings to modern units on business parks and industrial estates around the edge, such as Severalls, Stanway and Whitehall. Many of the call-outs we take from Colchester are about shared plant: one boiler house or rooftop plant room serving several tenants, an office block or a row of units. In those buildings the hardest part of a repair is often working out who is responsible and how to get to the plant, so this guide starts there.
Shared plant on business parks and multi-let buildings
Before you call about a shared system, it is worth finding out three things:
- Who looks after the plant. In a multi-let building the boiler is often the landlord's or managing agent's responsibility, recovered through the service charge, even if a tenant is the one who notices the fault. Check your lease or ask the agent, because it affects who can authorise a repair.
- Where the plant actually is. Shared boilers are often in a basement, a separate boiler house or on the roof, with keys held by the agent, security or one particular tenant.
- Whether a building management system is fitted. If there is a BMS, the alarm or fault message on it is often the quickest clue to what failed.
Our landlords and property managers page has more on running heating across multi-let buildings.
Boiler houses with more than one boiler
Larger Colchester sites often run two or more boilers in sequence, sometimes called a cascade. When one boiler locks out, the others may keep the building partly warm, so the first sign can be rooms that never get fully up to temperature, or heating that struggles on the coldest mornings. If you can, note which boiler shows a fault and whether the others are firing. Do not keep resetting a boiler that locks out repeatedly. Our cascade boiler repair page and plant room repair page explain how we find faults on multi-boiler plant.
What to tell us when you call
Colchester is inside our roughly 30-mile radius from CO10 8NN in Clare, usually reached via Sudbury and the A134. When you ring 0800 0996 007, have ready:
- the estate or building name, unit number and postcode, and where a van can park;
- who holds the plant room key and who can authorise the work, for example the tenant, the landlord or the managing agent;
- the fuel (mains gas, oil or LPG), the boiler make, how many boilers there are, and any fault code or BMS alarm;
- which tenants or areas are affected, and whether hot water has failed as well as heating.
Gas work is carried out under Gas Safe registration 985448, and oil plant is looked after by OFTEC trained engineers. After you have phoned, photos of the boiler data badges and controls by WhatsApp on 07947 578332 help the engineer bring the right parts. For buildings with several boilers or tenants, planned maintenance keeps servicing on one schedule.
Common questions
Do you cover homes in Colchester? No. We work on commercial heating only, such as offices, industrial units, shops, schools, care homes and hospitality.
I am a tenant and the landlord's boiler has failed. Can I call you? Yes, call us and we will tell you what we need, but the repair usually has to be agreed by whoever is responsible for the plant, so have their contact details ready.
What should I do if I smell gas? Get people out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
