Commercial sites we cover in Sudbury

Sudbury mixes a historic market-town centre (shops, banks, pubs, churches and offices in older buildings) with light industry on the Chilton and Woodhall estates, plus schools, a leisure centre and care homes on the edges of town. We work on market-town shops and offices, schools, care homes, churches and workshops, including sites on Chilton Industrial Estate, Woodhall Business Park and the units off Northern Road.

Many Sudbury buildings still run older floor-standing boilers alongside newer condensing modules, so a proper service includes checking how the two work together.

Sudbury is our nearest town: a short run from our CO10 8NN base in Clare along the A1092 and A134 through Long Melford. A team of over 10 local engineers to call on covers Sudbury and nearby Long Melford, Great Cornard, Glemsford, Nayland.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Booking a service in Sudbury

The best time to service is before the heating season, from late summer into early autumn, so faults are found before the first cold snap. Email [email protected] or WhatsApp 07947 578332 with the site, number of boilers, make and model (a data-plate photo helps) and fuel type. We can combine the service with a gas safety inspection in the same visit.

What happens on the day

  1. Before anything is switched off, the engineer talks to whoever is on site about any faults or cold areas, looks at the last report, and takes readings with the boilers running so there is a baseline.
  2. Each boiler is isolated in turn and opened up. The burner, electrodes, heat exchanger and condensate trap are inspected and cleaned where the manufacturer calls for it, and seals and gaskets are checked.
  3. The boiler is put back into service and combustion is analysed and set up, with gas pressure and heat input checked against the data plate.
  4. Safety devices are proved, including flame supervision, overheat and pressure controls, and any gas valve interlock or ventilation interlock fitted to the plant room.
  5. The wider system is checked: pumps, pressurisation unit and expansion vessel, time clocks, sequencing between boilers and any building management system enable.
  6. You get a written report with the readings, anything that needs attention, and a priced quote for remedial work so you can decide what to do and when.

Older buildings and mixed plant in Sudbury

A lot of Sudbury's commercial property is in older buildings around Market Hill, the town centre streets and the converted mills and maltings, where boilers have often been replaced more than once and the pipework and flues have grown around them. On the estates such as Chilton and Woodhall, units from different decades sit side by side. That mix shapes what a good service looks at:

  • Old and new boilers on one system. Where a newer condensing boiler has been added alongside an older floor-standing one, we check the controls are leading with the right boiler and that the low loss header or plate heat exchanger is doing its job, so neither boiler is short cycling.
  • Flues in older buildings. Long, shared or altered flues, and terminals close to windows, neighbouring buildings or new extensions, are inspected and the results noted on the report.
  • Condensate in exposed places. Condensate pipes running outside or through unheated stores can freeze in a cold spell and lock a boiler out, so routing and insulation are checked before winter.
  • Buildings used part of the week. Churches, halls and clubs can leave boilers idle for days. Ignition, frost protection and time clock settings are proved so the heating starts when it is needed.
  • Sites that cannot lose heat. In care homes and surgeries the order of work is agreed with the manager, and stored hot water is checked to reach 60°C or above in line with HSE guidance on legionella.

Things a service often picks up

Most services find nothing serious, but these are the kinds of issues that get written up and are cheaper to sort out early:

  • A partly blocked condensate trap or siphon, which can cause lockouts in cold weather.
  • An expansion vessel that has lost its charge, so system pressure rises and falls and the relief valve may weep.
  • Worn or badly positioned ignition and flame-sensing electrodes, which lead to failed starts.
  • Combustion readings drifting out of the manufacturer's range, which wastes gas and can point to a burner or air supply problem.
  • Pumps that are noisy, sticking or running at the wrong speed setting.
  • Plant room ventilation that has been blocked, or stored items kept too close to the boilers.

If a boiler has already stopped or is leaking, you need a repair visit rather than a service: see commercial boiler repair in Sudbury or call 0800 0996 007. If you smell gas, call the National Gas Emergency Service on 0800 111 999 first.

Your gas safety duties

Under the Gas Safety (Installation and Use) Regulations 1998, employers and anyone in control of non-domestic premises must make sure gas appliances, flues and pipework are kept in a safe condition, and landlords have their own duties for appliances they provide. Regular servicing by a Gas Safe registered engineer, with a written record, is the normal way to show those duties are being met. Our gas and LPG work is carried out under Gas Safe registration 985448, to the manufacturer's instructions, with commercial plant checked against BS 6644 and IGEM/UP/10 where they apply. If we find a dangerous situation we follow the Gas Industry Unsafe Situations Procedure and explain what has to happen next. Our engineers are also OFTEC trained for commercial oil-fired boilers.

To keep servicing on a regular cycle across one or more buildings, see planned preventative maintenance. For sites with several boilers working together, see cascade boiler repair.

Questions we get asked

How much is a commercial boiler service in Sudbury?

It depends on how many boilers there are, their size and fuel, and how easy they are to reach. A single wall-hung boiler above a shop is a shorter job than a pair of floor-standing boilers in a school boiler house or a bank of condensing modules on an industrial unit. Send the site address, the number of boilers and a photo of each data plate to [email protected], or WhatsApp 07947 578332, and we will reply with a written price. Rates can be negotiated.

How often should commercial boilers be serviced?

At least once a year, following the manufacturer's instructions. Plant that runs long hours or supplies hot water all day, for example in a care home, often benefits from a second visit or a planned maintenance contract.

Can you service the boiler and do the gas safety inspection together?

Yes. Doing both on one visit means one shutdown and one set of paperwork, which suits shops, offices and schools that have to plan around opening hours.

Are you local to Sudbury?

Yes. Our base is at CO10 8NN in Clare, a few miles from Sudbury, so it is one of our closest towns. We also cover Great Cornard, Long Melford, Glemsford, Nayland and the villages around them.

Will the heating be off while you service the boilers?

Only for short spells. Each boiler has to be isolated while it is opened up and cleaned, but on sites with more than one boiler we work on them one at a time so the building keeps some heat and hot water.

What should we have ready before the visit?

Clear access to the boiler room or cupboard, the name of the person meeting the engineer, any sign-in or permit requirements, and the last service report or gas safety record if you have them. Let us know about any faults, resets or cold areas you have noticed.

Can you service boilers in listed or older buildings in Sudbury town centre?

Yes. Older buildings often have boilers in cellars or back rooms with flues that have been altered over the years. We check the flue route, terminal position, ventilation and combustion air carefully and work within any access rules set by the owner or managing agent.

Do you service oil and LPG boilers around Sudbury?

Yes. Many farms, rural workshops and village halls in the Stour Valley are off the gas grid. LPG work is carried out under our Gas Safe registration 985448, and our engineers are OFTEC trained for commercial oil-fired boilers.

Do you service home boilers in Sudbury?

No. Fast Commercial Boiler Help only works on commercial and non-domestic heating, such as shops, offices, schools, care homes, churches, pubs, hotels, workshops and industrial units.
