Commercial sites we cover in Cambridge

Cambridge has an unusual mix of historic college and church buildings, modern science and business parks, laboratories, hotels, schools and a large hospital campus. We work on science and business parks, offices, schools, hotels, churches and historic buildings, including sites on Cambridge Science Park, Cambridge Business Park, St John's Innovation Park and the city-centre office and college buildings.

Historic Cambridge buildings often have plant in cellars and tight spaces, and we allow for that when planning service visits.

We reach Cambridge from Clare via Haverhill and the A1307, and the A14 and M11 get us round the science and business parks. A team of over 10 local engineers to call on covers Cambridge and nearby Saffron Walden, Haverhill, Newmarket.

Typical sites: schools, care homes, offices, hotels, pubs & restaurants, factories & warehouses, churches & community halls and buildings run by commercial landlords & managing agents.

Commercial boiler servicing in Cambridge, by building type

Commercial boiler servicing in Cambridge covers a wider spread of buildings than most towns we work in, and each type changes how the visit is planned:

  • Colleges, churches and listed buildings: plant is often in a cellar or undercroft with narrow stairs, long flue runs and older cast iron or atmospheric boilers alongside newer condensing units. We allow extra time for access, check flue routes and ventilation carefully, and plan around term time, events and chapel use where that matters.
  • Science park offices and laboratories: buildings are often occupied around the clock, heating may be enabled by a building management system (BMS), and site rules usually mean a permit to work, a sign-in and an escort. We can service one boiler at a time on a cascade so the building keeps its heat and hot water, and we agree any shutdown with the facilities team first.
  • Hotels, restaurants and student accommodation: hot water demand is high and constant, so the service covers the water heaters or calorifiers as well as the boilers. Stored hot water is normally kept at 60°C or above for legionella control (HSE guidance), and the service confirms the plant can still reach and hold it. See our guide to legionella hot water temperatures.
  • Schools and offices across the city and the villages around it: most can be serviced in a single weekday visit, or out of hours if the building cannot lose heat during the day.

What happens on the day

  1. Arrival and permits: the engineer signs in, follows the site's permit or induction rules and agrees with the site contact when the heating can be off.
  2. First readings: before stripping anything, the boiler is run and a flue gas analyser records how it is burning, so problems show up as found.
  3. Isolation, strip and clean: the appliance is isolated, then the burner, electrodes, heat exchanger and condensate trap are inspected and cleaned in line with the manufacturer's instructions.
  4. Safety checks: gas pressures and heat input, flame supervision, safety devices, flue and ventilation are checked, along with any gas interlock serving a kitchen or plant room.
  5. System checks: pumps, the pressurisation unit and expansion vessel, controls, time clocks and BMS enables, and cascade sequencing are checked so the plant works as a whole, not just boiler by boiler.
  6. Final readings and report: the boiler is recommissioned, readings are recorded again, and you receive a written report with the readings, any defects and priced remedies. Anything found to be unsafe is dealt with under the industry Unsafe Situations Procedure and explained to you in writing.

Our guide to what a commercial boiler service includes goes into each check in more detail, and heating maintenance records for insurers covers what to keep afterwards.

Is a yearly service a legal requirement?

For gas plant in a workplace, the Gas Safety (Installation and Use) Regulations 1998 require employers and those in control of premises to keep gas appliances, flues and pipework in a safe condition. A yearly service by a Gas Safe registered engineer is the usual way to show that, and most manufacturers' warranties and many insurers expect it too. A service and a commercial gas safety inspection in Cambridge can be done on the same visit. Gas work is carried out under Gas Safe registration 985448. Oil-fired plant is serviced by our OFTEC trained engineers, and LPG plant is covered too.

Booking a service in Cambridge

The best time to service is before the heating season, from late summer into early autumn, so faults are found before the first cold snap. Email [email protected] or WhatsApp 07947 578332 with the site, number of boilers, make and model (a data-plate photo helps) and fuel type. We can combine the service with a gas safety inspection in the same visit.

Questions we get asked

How much is a commercial boiler service in Cambridge?

It depends on the number and size of boilers and access. Send the details to [email protected] for a price; rates can be negotiated.

How often should commercial boilers be serviced?

At least annually. Heavily used plant often benefits from a second visit or PPM.

Can you service the boiler and do the gas safety inspection together?

Yes. It saves a visit and reduces disruption.

Do you cover the Cambridge science and business parks?

Yes: the Science Park, Cambridge Business Park, St John's Innovation Park and the city centre.

Do you service home boilers in Cambridge?

No. Fast Commercial Boiler Help services commercial boilers only, for businesses, colleges, schools, offices, hotels and landlords. For a boiler in a house or flat, please use a Gas Safe engineer who works on homes.

Can you service boilers in listed or college buildings?

Yes. Cellar and undercroft plant rooms are common in Cambridge. Tell us about access, stairs and any working-hour limits when you book so we can allow enough time.

Can the service be done out of hours?

Yes, by arrangement. On a cascade we can usually service one boiler at a time so the building keeps its heating and hot water.

What will I get after the service?

A written report with the flue gas readings, the checks carried out, any defects found and priced remedies, which you can keep for your insurer and compliance records.
