Where commercial plant sits in Newmarket
On the High Street, the A1304, shops, cafes, offices and hotels usually keep the boiler in a cellar, a kitchen cupboard or a store behind the counter. The Guineas shopping centre is off that street, the bus station is at the door, and Newmarket station on the Cambridge to Ipswich line is a short walk. Palace Street, beside Palace House, needs a named keyholder in the same way.
Newmarket is the main centre for flat-racing training in Britain, so much of the plant sits in yard offices, tack rooms, canteens and covered stores along Bury Road, Fordham Road and the B1103 toward Exning. Horses use separate walks to the Warren Hill gallops. Give the vehicle gate, not the horse walk, and the earliest time someone can meet the engineer.
The Rowley Mile and the July Course stand on the heath south-west of the town, separated by the Devil's Dyke, with Woodditton beyond. Grandstands, kitchens and hospitality rooms can sit idle, then need hot water all day in Guineas week or at a July Course meeting. Park Paddocks, the Tattersalls sales complex, is the same pattern. Say if heating, hot water or both are out, and when the boiler last ran.
Studlands Park Industrial Estate, on Studlands Park Avenue and Willie Snaith Road, is on the north-west edge beside the A14. Boilers often sit behind a roller shutter, and a floor cabinet or radiant tube may have its own burner. If the offices are warm and the floor is cold, name the heater, the fuel and the unit. Say if a school block or a care lounge must stay warm.
Nearby: Exning on the B1103, Kentford and Kennett toward the A14, Moulton, Cheveley, Dullingham and Woodditton around the heath, Six Mile Bottom on the A1304 toward Cambridge, Red Lodge on the A11 toward Mildenhall, and Bury St Edmunds.
Faults on Newmarket boilers and plant rooms
Lockout after a quiet spell
Note the display, reset once only, and do not reset if you smell gas. After a gap between fixtures, suspect a dried condensate trap, a fan that will not prove, or a flame that went out. Gas Safe registration 985448 covers gas and commercial LPG. Our OFTEC trained engineers attend an oil burner.
Hot water lost, heating still on
Cold taps with warm radiators are a hot-water fault: a valve left on heating only, a cylinder pump stuck since the last meeting, or a plate exchanger that cannot cope when a hotel or a catering kitchen is full. Name the cylinder or the module, and say if another boiler is still alight.
Pressure slipping down
Read the gauge and say if the water was hot or cold. A falling figure means water is escaping, often at a pump seal, a joint, an automatic air vent or the safety valve. Say if any pressurisation set is running or has stopped. Covers stay on.
Warm offices, cold warehouse floor
A cabinet or radiant tube at Studlands Park and on Willie Snaith Road often fires on its own. Name that heater and its fuel when the offices are still warm. If the boiler case is hot and the rooms are cold, the pump has jammed, tripped its supply, or is full of air.
Something else holding the burner off
The burner may be healthy and still not fire. A clock, a weather sensor, the building controls, or an interlock with the fire alarm or the extract can block it, and so can a holiday setting left on after the last meeting. Leave the other modules in a bank running, and name the one in fault.
What to tell us
Site and address in Newmarket, fuel type, boiler make if known, the fault and how we get into the plant room. We run 24 hours, 365 days; rates can be negotiated. A team of over 10 local engineers to call on covers Newmarket and the surrounding area.
- Postcode, and whether it is the High Street, a yard, Studlands Park, a racecourse building or Park Paddocks.
- Fuel of each appliance. The office may be gas and a store heater oil or LPG.
- Make and model from the plate. Do not remove the covers.
- The words on the display, and how many resets were tried.
- Days since it last ran, and if a race meeting or sales day is close.
- Vehicle gate, keyholder and any sign-in rule. A horse walk is not a route for a van.
- Who meets the engineer, and a number that works at the boiler.
Smell of gas
Move everyone outside and stay there. Leave switches and the reset alone. Call the National Gas Emergency Service on 0800 111 999 from outside. Then ring 0800 0996 007 so the commercial boiler can be attended.
Spilled oil
Where oil has pooled in the bund or across the concrete, do not try another start, and say whether the tank sits in a bund. That appliance is for our OFTEC trained engineers.
What happens on a call-out
Ring 0800 0996 007. We log a commercial site, the postcode, and who will be on the gate. The engineer travels from the Clare base at CO10 8NN.
The plate, the gauge and the panel are read before a cover is removed. We prove a finished repair with a complete light-up. If a part must be ordered, we list what is still cold and leave the cause by the panel.
Gas, commercial LPG and oil in Newmarket
Mains gas covers the High Street, the Guineas and most of Studlands Park. Commercial LPG on a yard is still under Gas Safe registration 985448. See LPG commercial heating. Oil toward Cheveley, Moulton or Woodditton, including a tank in a bund, is on the commercial oil heating page and is done by our OFTEC trained engineers.
Breakdowns are what this page is for. Checks for plant that sits idle between meetings are booked separately as planned preventative maintenance. Shorter yard notes are in the Newmarket yard guide.
Records once heat is back
Write the date, the fault code, what was found and any part fitted, and note any circuit still isolated. The next person to unlock on a raceday needs that sheet by the panel.
Whoever controls the site is responsible for safe gas appliances, flues and pipework, as the Gas Safety (Installation and Use) Regulations 1998 set out.

Who deals with oil on a Cheveley or Moulton yard?
Our OFTEC trained engineers. Tell us if the tank is bunded and whether any oil has reached the yard. Gas and commercial LPG on that site remain under Gas Safe registration 985448.
May we send a panel photo after the call?
Yes. Open the job on 0800 0996 007 first. Call or WhatsApp 07947 578332 can then take a photo of the panel and the data plate.
