Commercial boiler and plant-room help in Newmarket
Commercial engineers covering Suffolk, Essex and Cambridgeshire
Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.
Newmarket is the home of British horseracing, and its commercial buildings reflect that: training yards, studs and veterinary practices sit alongside hotels, pubs, offices and business units in the town. Many of these sites are spread out, with a main building and several smaller blocks, and the working day on a yard starts long before most businesses open. That changes how heating and hot water should be set up and looked after, and what goes wrong.

Heating and hot water on spread-out sites
- One boiler or several? Some sites run one central boiler with long pipe runs to each block; others have a small boiler in each building. Long runs lose heat and take time to warm up, so a distant block may stay cold even when the boiler is working. Knowing which you have helps us find faults quickly.
- Early starts. If staff arrive at 5am, the heating and hot water timeclocks need to bring the building up to temperature before then. After a power cut, clock changes or a controls fault, the times are often wrong, and the first sign is a cold tack room or office at dawn.
- Hot water in bursts. Staff showers, washrooms and kitchens can all want hot water at once at the start and end of the day. A water heater or cylinder that cannot recover quickly enough runs out, which can look like a fault when the real issue is capacity.
- Off-grid fuel. Yards and studs outside the town are often on oil or LPG rather than mains gas. Running out of fuel, a blocked oil filter or a sticking tank valve causes plenty of winter call-outs. Our oil heating and commercial LPG pages cover those systems.
Keeping hot water safe
Hot water that is used in bursts and then sits unused in long pipes is the kind of system HSE guidance on Legionella is most concerned with. In general, stored hot water should be kept at 60°C or above and should reach outlets at 50°C or above within a minute, and little-used outlets such as spare showers should be flushed regularly. Where people could be scalded, mixing valves bring the temperature down at the outlet. Our guide to Legionella and hot water temperatures explains the detail, and our commercial water heater repair page covers the plant.
What to tell us when you call
Newmarket is about 14 miles west of our base at CO10 8NN in Clare. When you ring 0800 0996 007, it helps to have:
- the site name and postcode, which gate or entrance to use, and any rules for vehicles or visitors around horses;
- which building or block has lost heating or hot water, and whether it is fed from a central boiler or its own;
- the fuel (mains gas, oil or LPG), the boiler or water heater make, and any fault code or lockout light;
- when the building next needs to be warm, for example the morning start.
Gas work is done under Gas Safe registration 985448, and oil plant is looked after by OFTEC trained engineers. After the call, photos of the boiler data badge and controls by WhatsApp on 07947 578332 help us bring the right parts. Hotels and pubs can find more on our hospitality heating page, and the Newmarket commercial boiler repair page covers the area. For sites with several boilers, planned maintenance keeps all of them on one service schedule.
Common questions
Do you work on homes in Newmarket? No. Fast Commercial Boiler Help works on commercial buildings only, such as yards, hotels, pubs, offices, surgeries and business units.
Our oil boiler stopped after the tank was filled. Why? A delivery can stir up sludge and water at the bottom of the tank, which then blocks the filter or reaches the burner. Call us rather than resetting the boiler repeatedly.
What should I do if I smell gas? Get people out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
