Commercial gas safety certificate Kelvedon — what the inspection covers

Kelvedon and Feering grew up along the old Roman road between Colchester and Chelmsford, which the A12 now bypasses, and the village has its own station on the Great Eastern main line. The long High Street is a conservation area lined with listed timber-framed and Georgian buildings, so a lot of the commercial gas work here happens in old premises: a pub or restaurant with a busy kitchen at the back, a shop or office on the ground floor with one or two let flats above, a surgery, a church or a hall. Boilers and meters often sit in cellars, under stairs or in rear outbuildings, and flue routes have usually been altered more than once. Out toward Inworth and Tiptree there are farms, nurseries and small business units with their own heating plant as well.

There is no single legal certificate for a purely commercial building in the way there is for a rented home, but the Gas Safety (Installation and Use) Regulations 1998 put a duty on anyone in control of non-domestic premises to keep gas appliances, flues and pipework in a safe condition, and insurers, landlords, licensing officers and fire risk assessors regularly ask to see a recent written inspection record. If the flats above a shop or pub are let, the landlord also needs an annual gas safety check on the appliances that serve those flats, with a copy of the record given to the tenants within 28 days. Commercial kitchens need extra attention: the gas supply should be interlocked with the extraction so the gas can't stay on if the canopy fan isn't running (BS 6173), and ranges, fryers, combination ovens and bain-maries each need checking. A typical visit covers a tightness test on the installation pipework, appliance and burner checks, flue and ventilation checks, combustion analysis on the boiler and a written record, and anything unsafe is explained and labelled under the Gas Industry Unsafe Situations Procedure. To quote, tell us how many gas appliances there are, the boiler make and output from the data plate, whether there is a commercial kitchen, whether any flats are let, and when we can get in without disrupting service, such as before opening or between lunch and evening. If you smell gas, turn off the supply at the emergency control valve if it is safe to do so, open doors and windows and call the National Gas Emergency Service on 0800 111 999. All gas work is carried out by Gas Safe registered engineers (FCBH Gas Safe registration 985448).
