Commercial heating engineer Great Shelford — why a sealed system keeps losing pressure
Great Shelford is a large South Cambridgeshire village a few miles south of Cambridge, with Shelford station on the line between Cambridge and London Liverpool Street, and Little Shelford, Stapleford, Sawston and Trumpington all close by. The Cambridge Biomedical Campus is only a couple of miles to the north. Its commercial buildings are a mix of village-centre shops, pubs and restaurants, offices, health and dental practices, care settings, schools, churches and sports and social clubs, and many of them run sealed (pressurised) heating systems rather than old open-vented ones with a tank in the loft.
On a sealed commercial system the pressure is held by an expansion vessel and, on larger plant, a pressurisation unit that pumps water in from a break tank when the pressure falls. If the pressure keeps dropping, the usual causes are a leak somewhere on the pipework or radiators, an automatic air vent letting water out, a safety valve weeping, or an expansion vessel that has lost its air charge or has a split membrane. A pressure that climbs too high when the boiler heats up points more to a failed expansion vessel or a filling loop left open. Before you call, note the gauge reading with the system cold and again when hot, whether the pressurisation unit is running often or showing an alarm, any water marks near valves, vents or the boiler, and the boiler make, model and fault code. Avoid topping the system up again and again: each refill brings in fresh, oxygen-rich water that speeds up corrosion and dilutes the inhibitor. Don't cap or block a discharging safety valve, and leave pressurisation unit and vessel settings to an engineer. If you smell gas, turn off the supply at the emergency control valve if it is safe to do so, open doors and windows and call the National Gas Emergency Service on 0800 111 999. Work on the boiler itself is for a Gas Safe registered engineer (FCBH Gas Safe registration 985448).
