Commercial gas engineer Fordham — finding why a boiler keeps locking out

Fordham is an East Cambridgeshire village four miles north of Newmarket on the road to Soham, with Burwell, Isleham, Chippenham and Snailwell close by and the Suffolk border along its southern edge. Its Grade I listed church of St Peter is known for a fourteenth-century north chapel with an upper floor and undercroft, Fordham Abbey is a Georgian house on the site of a medieval priory, and the war memorial was designed by Sir Edwin Lutyens. A lockout is the boiler protecting itself. The control board tried to light the burner, or keep it lit, found something wrong, closed the gas valve and is now waiting for a person to look. The usual causes on commercial boilers are no gas or low gas pressure, often when other appliances on site are running at the same time; a dirty or worn ignition electrode or flame sensor, so the board can't prove the flame; a fan or air pressure switch fault, sometimes from a blocked air intake or flue terminal; a frozen or blocked condensate pipe on a condensing boiler, which is common in the first hard frosts; and overheating because a pump has stopped or a valve has been left shut. On larger plant with a separate burner, a low gas pressure switch, a failed valve proving check or a burner controller fault gives similar symptoms. Before you call, write down the make and model, the exact code or lights, whether the boiler tries to light and then stops or doesn't try at all, the system pressure, and whether anything changed recently, such as a power cut, a frost or work on the gas supply. Reset once at most. A boiler that keeps locking out needs a Gas Safe registered engineer to find the cause, not more resets, and safety devices must never be bypassed. If a condensate pipe outside has frozen, pouring warm, not boiling, water over the outside section and trying one reset is reasonable. If you smell gas, turn off the supply at the emergency control valve if it is safe to do so, open doors and windows, avoid switches and naked flames, and call the National Gas Emergency Service on 0800 111 999, or your LPG supplier's emergency number for tank gas.
