Twinstead is a small Essex parish in the Stour valley on the southern fringe of Sudbury, with postcodes in CO10 and CO9. There is no industrial estate here. Commercial heating in the parish is mostly in farm buildings: offices, workshops and barns that have been converted into small business units and let to tenants. Those conversions often share one boiler between several occupiers, and that set-up causes problems a single-occupier building never has. This guide is written for the farm owners who let the units and the businesses that rent them.

When one boiler heats several units
A converted farmyard often has a single oil, LPG or gas boiler in an outbuilding feeding radiators in three or four lettable units. When it goes wrong, the typical complaints are:
- One unit cold, the rest fine: usually a zone valve, a pump or a thermostat on that unit's circuit, not the boiler. Check whether the unit's own controls are calling for heat before reporting a boiler fault.
- Everyone cold at once: a boiler lockout, low system pressure, or (on oil and LPG) a fuel supply problem. Look at the boiler for a lockout light or fault code.
- Arguments over the timer: a shared programmer set for one tenant's hours leaves another cold. Separate zone controls for each unit usually fix this and save fuel.
- Nobody knows who holds the key: the plant room is often in a barn the tenants cannot reach, so a breakdown at 7am waits until the owner is found.
Write the plant room location, the keyholder and their number on a notice inside each unit. That one step saves more time on a call-out than anything else.
Who looks after the boiler?
Under the Gas Safety (Installation and Use) Regulations 1998, whoever controls the gas appliances and pipework in a workplace has to make sure they are kept safe. Where a farm owner runs a boiler that heats several let units, that is normally the owner, but the lease is what decides it, so check yours. Oil and LPG plant needs the same yearly service to stay reliable, even though the gas rules are specific to gas. Keep the latest service report and gas safety record where tenants and insurers can see them. Our guide to heating maintenance records insurers ask for lists the paperwork, and the landlords and property managers page explains how we work with owners of let buildings.
Gas work is done under Gas Safe registration 985448. Oil-fired plant is covered by our OFTEC trained engineers (see commercial oil heating), and off-grid sites on LPG are covered on our commercial LPG heating page.
What to tell us when you call
Twinstead is reached from our base at 4 Market Hill, Clare (CO10 8NN) through Sudbury. Many Twinstead addresses use Sudbury as the postal town, so give the farm name and the lane as well as the postcode. When you ring 0800 0996 007, have ready:
- the farm or business name, which yard entrance to use, and who holds the plant room key;
- whether one unit or every unit is cold, and whether hot water is affected too;
- the fuel (oil, LPG or mains gas) and any lockout light or code on the boiler;
- whether you are the owner or a tenant, so we know who should approve the work.
After the call, photos of the boiler badge and the controls by WhatsApp on 07947 578332 help us bring the right parts. If the boiler has failed outright, see our commercial boiler repair Twinstead page. Owners with several units can put the boiler, controls and hot water on planned maintenance so the yearly service is never missed.
Common questions
Do you work on farmhouses or homes in Twinstead? No. Fast Commercial Boiler Help works on commercial buildings only, such as let units, farm offices and workshops.
I rent a unit and my heating has stopped. Should I call you or my landlord? Tell your landlord first, because they usually control the shared boiler and have to approve the repair. We are happy to talk to both of you.
Can each unit pay for its own heat? Heat meters can be fitted on each unit's circuit so costs are split fairly. Ask about this at a service visit.
What should I do if I smell gas? Get everyone out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
