Glasshouses and cafés on old smallholding land
In 1906 the Salvation Army bought Priory Farm and around 400 acres, much of it heathland, for a land settlement, and laid out 67 smallholdings of four and a half to seven acres, each with a cottage and outbuildings. The scheme was wound up in 1916, Essex County Council took over the holdings, and over the following decades parts of the land became nurseries and garden centres. Fillpots at 52 Straight Road, for example, has recently enlarged its glasshouse and plant area and extended its café.
That mix shapes the faults we see. A garden centre café needs hot water for its kitchen and washrooms all day, a shop or covered sales area needs enough background heat to keep staff comfortable and frost off stock, and the boiler or warm-air heater doing the work is often in an outbuilding some way from the tank. Typical problems are an oil burner locking out after a cold night, a warm-air heater fan seized after the summer, a water heater that cannot keep up at lunchtime, and damp glasshouse air corroding controls and electrics. The parish history also records small business units at Hill Farm used since the 1970s for coldstores, workshops and light industry.
