Norwich city plant rooms and industrial estates

Norwich commercial sites include offices, hotels, education, light industrial and retail plant. Typical locations sit Sweet Briar Road / Vulcan Road industrial areas and city multi-tenant blocks. Plant we see most often: cascade commercial boilers, calorifiers and plant-room pumps.

Distance from our Clare CO10 8NN base: about 55 miles north-east of Clare — typically 1–1.5 hours. Describe lockout, leak or no-heat and whether the plant is landlord or tenant.

Commercial Boiler Repair Norwich — what to say on the call

Tell us the town (Norwich), postcode, fuel (gas or oil), the fault (lockout, no heat, leak, flood) and who can sign the engineer in. Gas work is by Gas Safe registered engineers only (Gas Safety (Installation and Use) Regulations 1998). Oil plant is handled by OFTEC trained operatives where oil applies.

Plant room emergency: what to do before the engineer arrives

  1. If anyone smells gas, get people out of the plant room, do not use switches and call the National Gas Emergency Service on 0800 111 999 first.
  2. If water is escaping, keep clear of electrics. Only isolate the boilers or pumps if you can do it safely from the panel or isolators.
  3. Note what you see: fault codes on each boiler, the system pressure gauge reading, whether pumps are running and any alarm on the pressurisation unit or BMS.
  4. Reset no more than once. A boiler that locks out again has a fault that needs finding.
  5. Call 0800 0996 007 with the postcode, building type, fuel, what has failed and who can let the engineer into the plant room.

Plant room fault triage: what the symptoms usually point to

What you seeCommon causes
One boiler in a cascade locked out, others runningIgnition or flame sensing fault, a failed sensor or a fault on that boiler only. The building may stay warm on mild days but struggle in cold weather.
Every boiler off at onceLow system pressure, a pressurisation unit fault, loss of gas supply, a tripped plant room gas safety valve or an electrical or controls fault.
Boilers firing but radiators coldFailed or stuck circulating pump, a closed valve or air in the system.
Pressure keeps droppingA leak somewhere on the system, a failed expansion vessel or a relief valve letting by.
Heating fine but no hot waterCalorifier or water heater fault, a primary pump or valve problem, or a timer or controls setting.

The table is a guide to help you describe the fault, not a diagnosis. Gas work is carried out only by Gas Safe registered engineers (registration 985448).

Getting into Norwich plant rooms quickly

A lot of time on city call-outs is lost at the door rather than at the boiler. Rooftop plant rooms on offices and hotels, basement plant under multi-tenant blocks and boiler houses on estates around the ring road often need a key holder, a permit or a site induction. Before we set off, tell us who meets the engineer, where to park or unload, whether a lift or roof access is needed, and whether the plant is the landlord's or a tenant's. For Norwich, which is about 55 miles from our Clare base, we give you an honest arrival estimate when you call.

If the plant keeps failing after a repair, a regular commercial boiler service or a planned maintenance plan is the way to reduce emergency call-outs.

Frequently asked questions

What counts as a plant room emergency?

A smell of gas (call 0800 111 999 first), water escaping near electrics, or loss of heating or hot water in a building that depends on it, such as a care home, hotel or school.

Can one boiler in a cascade be repaired while the others keep running?

Usually yes. Each boiler in a cascade can normally be isolated on its own, so the rest keep heating the building while the faulty one is repaired.

Why have all the boilers in the plant room stopped together?

When every boiler stops at once the cause is often shared: low system pressure, a pressurisation unit fault, a gas supply problem or a controls or electrical fault.

How quickly can you reach Norwich?

Norwich is about 55 miles from our Clare base. We give you an honest arrival estimate when you call, based on where the engineer is.

Do you attend domestic boiler breakdowns in Norwich?

No. Fast Commercial Boiler Help works on commercial premises only.
