Commercial plant room specialists in Haverhill: tracing the fault

Commercial engineers covering Suffolk, Essex and Cambridgeshire

Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.

As commercial plant room specialists covering Haverhill, we find that most "boiler breakdowns" on the town's estates are really plant room faults: a pump that has stopped, a pressurisation unit that has tripped, a control that is no longer calling for heat, or a leak that has dropped the system pressure. Haverhill has a big share of West Suffolk's industry, from food, flavour and packaging firms to distribution sheds, engineering workshops and the labs and offices on Haverhill Research Park, and each tends to have its own plant room. This guide explains what is in a typical commercial plant room, how to narrow down a fault before you call, and what we check when we arrive.

What is in a commercial plant room

A unit on Hollands Road or one of the other Haverhill estates will usually have some or all of these:

Narrowing down the fault before you call

You do not need to open any casings. A quick look and a few notes from a site contact can save a lot of time on the visit:

What you seeMost likely area
Boiler shows a fault or lockout light, nothing firingBoiler: ignition, gas supply, flue or condensate. Note the code and do not keep resetting.
Boilers firing, but the building or one zone is coldPumps, zone valves or the low loss header: heat is being made but not moved.
Pressure gauge low, pressurisation unit running often or in alarmA leak, a failed expansion vessel or a faulty pressurisation unit. See pressure loss and leak repair.
Heating on at the wrong times, or not at all, with no fault showingTime clock, BMS enable or frost thermostat. Check the clock after a power cut or the clocks changing.
Hot water cold but heating fineCalorifier pump, its valve or its controls.
Warehouse heaters cold, boiler plant fineThe heaters themselves. See warm air heater repair.

A simple record of codes, times and pressures helps too: our boiler lockout log sheet for facilities teams is free to print.

Leaks and water near electrics

If water is escaping in the plant room, keep people away from wet electrical panels and do not touch them. Close the isolating valve on the leaking section only if you can reach it safely and know which it is, and tell us which valve you closed. Water on a pressurisation unit or a pump motor needs making safe before any parts are fitted. If you smell gas, get everyone out, call the National Gas Emergency Service on 0800 111 999, then call us.

What we check when we arrive

The engineer works through the plant room as a system rather than starting at the boiler badge: system pressure and the vessel charge, each pump and its isolation valves, the low loss header temperatures, whether the controls and BMS are actually calling for heat, and then the boilers themselves with a flue gas analyser. Shift-run factories can usually have one boiler or pump worked on at a time so production areas keep some heat. Gas work is carried out under Gas Safe registration 985448, oil-fired plant is covered by our OFTEC trained engineers, and LPG plant on separate yards or buildings is covered too.

If the boiler itself has failed, our commercial boiler repair Haverhill page covers breakdowns, and for the wider work see plant room repair. Noisy pipework and dirty system water are covered in our guide to noisy systems and sludge.

Keeping it running through winter

Most plant room failures we see in Haverhill could have been caught at a service: a pump bearing starting to whine, a vessel that has lost its charge, a pressurisation unit topping up more often than it should. A yearly commercial boiler servicing in Haverhill visit, or a planned maintenance plan for busier sites, covers the whole plant room, not just the boilers. Haverhill is a short drive west of our base at 4 Market Hill, Clare (CO10 8NN). For the kinds of sites we work on, see industrial and warehouse heating.

Common questions

Do you work on homes in Haverhill? No. Fast Commercial Boiler Help works on commercial buildings only, such as factories, warehouses, offices, labs and shops.

The boilers are running but the factory is cold. Is that a boiler fault? Often not. If the boilers are firing, the heat is usually not being moved: a pump, a valve or the controls. Tell us what the boilers and gauges show.

Our pressurisation unit keeps alarming. Can we keep topping it up? Repeated topping up means water is being lost or the expansion vessel has failed, and fresh water brings in oxygen that speeds up corrosion. Get it checked rather than overriding the alarm.

Can you work around our shifts? Yes. We can plan work out of hours or one item of plant at a time where the system allows.
