Commercial boiler and plant-room help in Great Cornard

Commercial engineers covering Suffolk, Essex and Cambridgeshire

Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.

Great Cornard is the parish on the south-east side of Sudbury, with estates and business units rather than a separate rural village. Many of the units have heating systems that have run for years on the same water. Over time that water picks up rust sludge, scale and air, and the symptoms show up as noise and cold spots rather than a clean breakdown: a boiler that bangs or kettles, radiators cold at the bottom, pumps that fail early. This guide covers noisy heating systems and dirty system water in commercial units, what causes them and how they are put right.

What the noises usually mean

Noise on its own is not usually dangerous, but it is a sign the plant is working harder than it should. If the boiler is also locking out on overheat, report it.

Dirty system water: the signs and the cost

Steel radiators and pipework corrode slowly from the inside. The black sludge this makes (mostly magnetite) settles in the bottom of radiators and in the boiler, so radiators feel hot at the top and cold at the bottom, and heat exchangers, valves and pumps wear faster. In hard water areas, scale adds to the problem. Signs to look for are radiators with cold lower halves, black water when a radiator is bled, frequent need to top up the pressure, and pumps or valves replaced more often than they should be. Fresh water added to top up a leaking system brings in more oxygen and minerals, which speeds up corrosion, so a system that needs regular topping up should be checked for leaks. Our pressure loss and leak repair page covers that in detail.

How it is put right

The fix depends on how bad the water is. An engineer can test a sample, then recommend some or all of: cleaning the system with a suitable chemical cleaner and flushing it through, fitting a dirt separator or magnetic filter on the return to the boiler, refilling with treated water and the right dose of corrosion inhibitor, and repairing the leaks or air vents that let air in. Industry guidance such as BSRIA BG29 covers cleaning and flushing of larger systems. Shared plant rooms serving a block of units need the managing agent to agree the work, since every unit on the circuit is affected. Gas work is done under Gas Safe registration 985448, and oil-fired plant is covered by our OFTEC trained engineers. For plant room pumps, valves and pressurisation units, see our plant room repair page.

What to tell us when you call

Great Cornard is a short drive from our base at 4 Market Hill, Clare (CO10 8NN), via Sudbury. When you ring 0800 0996 007, have ready:

After the call, a short video of the noise and a photo of the boiler badge by WhatsApp on 07947 578332 help us diagnose it before we arrive. If the boiler has failed outright, see our commercial boiler repair Great Cornard page. A water quality check can be added to a yearly service on planned maintenance.

Common questions

Do you work on homes in Great Cornard? No. Fast Commercial Boiler Help works on commercial buildings only, such as business units, shops, offices and estate premises.

Can I just bleed the radiators? Bleeding removes trapped air and can stop gurgling, but on a sealed system it lowers the pressure, so check the gauge afterwards. If radiators need bleeding often, air is getting in and the cause needs finding.

Will cleaning the system fix a kettling boiler? Often it helps, but if the heat exchanger is badly scaled or the pump is weak, those may need attention too. The engineer will tell you which.

What should I do if I smell gas? Get everyone out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
