Commercial boiler and plant-room help in Withersfield
Commercial engineers covering Suffolk, Essex and Cambridgeshire
Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.
Withersfield is the Suffolk village on the northern edge of Haverhill, where farmyards in the parish meet small workshops and business units on the town side. In buildings like these the heating gets attention every winter, but the hot water often does not. Staff welfare sinks, showers and kitchenettes are fed by a small water heater or an unvented cylinder that nobody looks at until it stops working, leaks or starts dripping into the tundish. This guide covers welfare hot water in small commercial premises: what goes wrong, what the rules expect, and what to tell us when you call.

Common hot water faults in units and workshops
- No hot water at all: on a gas-fired storage water heater, often a lockout or a pilot or ignition fault. On an electric cylinder, usually a failed immersion element or a tripped overheat cut-out.
- Water running into the tundish: the tundish is the open funnel on the discharge pipe of an unvented cylinder. A steady drip or flow usually means a pressure or temperature relief valve is opening, often because the expansion vessel has lost its charge. Do not cap, block or adjust the valves. Report it, and keep the discharge route clear.
- Lukewarm water: a thermostat set too low, a scaled-up heat exchanger in a hard water area, or a cylinder that is too small for a shift change when everyone washes at once.
- Little-used outlets: a shower or sink that is rarely used lets water stagnate, which is a Legionella risk. HSE guidance (L8) expects stored hot water at 60°C, outlets at 50°C or above within a minute, and rarely used outlets flushed weekly.
Our guides to relief valve checks on water heaters and Legionella hot water temperatures explain these in more detail.
What the rules expect
Gas-fired water heaters in a workplace fall under the Gas Safety (Installation and Use) Regulations 1998, so the person in control of the premises must keep them safe, and they should be serviced by a Gas Safe registered engineer. Unvented cylinders should be serviced to the manufacturer's instructions, which normally means a yearly check of the safety valves and expansion vessel by a competent engineer. Keep the service record with your Legionella risk assessment. For a failed or leaking heater, our commercial water heater repair page covers the service, and space heating faults in the same unit are covered by warm air heater repair.
What to tell us when you call
Withersfield is reached from our base at 4 Market Hill, Clare (CO10 8NN) via Kedington and Haverhill. Give the full address and say whether the site is reached from the village or from the Haverhill side. When you ring 0800 0996 007, have ready:
- the make and size of the water heater or cylinder (the data badge is usually on the front or side), and whether it is gas, electric or fed from the boiler;
- what has happened: no hot water, lukewarm water, a leak, or water in the tundish;
- whether the heating is also affected;
- a parking note for a van and who holds the key to the plant cupboard or plant room.
Gas work is done under Gas Safe registration 985448, and oil-fired plant on the farm side of the parish is covered by our OFTEC trained engineers. After the call, a photo of the badge and the discharge pipe by WhatsApp on 07947 578332 helps us bring the right parts. If the boiler itself has failed, see our commercial boiler repair Withersfield page.
Common questions
Do you work on homes in Withersfield? No. Fast Commercial Boiler Help works on commercial buildings only, such as business units, workshops, farm offices and shops.
Water is dripping into the tundish. Is it an emergency? A slow drip should be reported the same day. Hot water or steam pouring from the discharge pipe is urgent: switch off the heat source if you can do so safely, keep people away from the outlet and call us.
Can the water heater be checked at the same visit as the boiler? Yes. Booking both on one visit, or on planned maintenance, saves a second call-out.
What should I do if I smell gas? Get everyone out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
