Saffron Walden is a historic market town in Uttlesford, in the north-west corner of Essex close to the Cambridgeshire border. Its schools, care homes and nursing homes, surgeries and hospitality venues often sit in older or listed buildings, with plant rooms that have been extended over the years. This guide is for the people who keep those buildings warm: school business managers and site staff, and care home managers and maintenance teams. It covers when to plan boiler work, what changes when the people in the building are children or vulnerable residents, and what to tell us when something fails.
Schools: plan around the school calendar
A boiler that fails on a cold Monday can close a school, so most of the work is about timing:
- Service in the summer holiday. That leaves time to order parts before the heating season if the engineer finds a worn burner, a weak pump or a leaking valve.
- Test-run before the October half-term. Running the heating for a day in late September or early October shows up stuck pumps, air in the system and controls that lost their settings over the summer.
- Frost settings over Christmas. Check that frost protection is on and that the pipework in sports halls, mobile classrooms and outbuildings is protected before the building closes.
- Out-of-hours access. Tell us who the keyholder is, the alarm arrangements, and whether visitors need to sign in or be escorted, so the engineer arrives expecting it.
Our school heating winter checklist goes through these steps in more detail, and the schools and education page covers typical school plant.
Care homes: heating and hot water that cannot stop
A care home has residents in the building day and night, so a failed boiler is urgent at any hour. Two safety points are specific to care settings. HSE guidance for health and social care says hot water at outlets that vulnerable people can use should not be hotter than 44°C, which normally means thermostatic mixing valves on baths, showers and basins. The same guidance says surfaces such as radiators and exposed pipes that residents can touch should not go above 43°C, which is why low surface temperature radiators or guards are common in care homes. Stored hot water still has to be kept hot enough to control Legionella, so the mixing valves need regular checks. Our guide to care home hot water and scald risk explains how those two needs fit together, and the care homes page covers typical plant.
If the heating or hot water fails, tell us how many residents are affected and whether you have temporary heaters, so we can judge how urgent the visit is.
What to tell us when you call
Saffron Walden is inside our roughly 30-mile radius from CO10 8NN in Clare, reached via Haverhill. When you ring 0800 0996 007, it helps to have:
- the site name and postcode, where to park, and the way in to the plant room or boiler house;
- the fuel (mains gas, oil or LPG), the boiler make, and whether there is one boiler or several working together;
- what has failed (heating, hot water or both) and any lockout light or fault code on the boiler or controls panel;
- who is in the building and when it next needs to be warm, for example the start of the school day or residents' morning routines.
Gas work is carried out under Gas Safe registration 985448, and oil plant is looked after by OFTEC trained engineers. After you have phoned, photos of the boiler data badge and the controls by WhatsApp on 07947 578332 help the engineer bring the right parts. For regular servicing across a school or care group, we can agree planned maintenance visits.

Do you work on homes in Saffron Walden? No. Fast Commercial Boiler Help works on commercial buildings only, such as schools, care homes, surgeries, shops, offices and hospitality venues.
Can you do the gas safety check at the same visit as the service? Yes. Ask when you book. More on what a check involves is on our commercial gas safety inspection page.
What should I do if I smell gas? Get people out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
