Commercial boiler and plant-room help in Bildeston
Commercial engineers covering Suffolk, Essex and Cambridgeshire
Winter gas safety: smell gas? Call National Gas Emergency on 0800 111 999. For commercial boiler breakdowns call 0800 0996 007.
Bildeston sits on the B1115 between Hadleigh and Stowmarket, and most commercial heating call-outs there are not to a single big plant room. They are to village workshops, High Street pubs and small premises where a commercial boiler heats the offices or bars while radiant or warm-air heaters cover the workshop floor. When someone says "the heating is off", the first job is working out which of those systems has failed, because the fault, the parts and the access are different for each.

Workshop heaters and the small commercial boiler
A typical Bildeston workshop or mixed High Street unit runs two kinds of heat:
- Floor or high-level heaters — radiant tubes or warm-air units over the bench and store area. These often fail one at a time (ignition, fan, gas valve) or all together if a shared controls or gas supply issue hits the row.
- A commercial boiler — feeding radiators or fan coils in the office, welfare room, shop or pub. Lockouts, low pressure and pump faults show up here, not on the workshop heaters.
Tell us which areas are cold. Offices cold and the workshop warm usually means the boiler circuit. Workshop cold and the office warm usually means the heaters. Everything cold at once points at a shared gas supply, an isolation valve, a tripped plant-room circuit or a timeclock that reset after a power cut. If the boiler side has failed, see our commercial boiler repair Bildeston page. For heater faults, our guides to radiant tube heater maintenance and warm air heater heat exchanger inspection explain what the engineer checks.
Frost, condensate and village workshops
Many Bildeston workshops are in older buildings with plant on an outside wall or in a lean-to. Condensing boilers send acidic condensate out through a plastic pipe that often runs outdoors. In a hard frost that pipe freezes, the boiler locks out, then runs again once the day warms up — a classic intermittent fault. Lagging the pipe or re-routing it indoors usually stops it. Oil-fired plant on outlying yards needs a clear tank, filter and flue path; our OFTEC trained engineers look after that side of the work under the same commercial call-out.
Village High Street access is different from an industrial estate. Parking can be tight, plant-room keys sit with the landlord or a named keyholder, and pubs and shops need heat back before opening. A short note of when the building next needs to be warm helps us plan the visit.
What to tell us when you call
Bildeston is about 12 miles east of our base at CO10 8NN in Clare, usually reached via the A1092 and B1115. When you ring 0800 0996 007, have ready:
- the High Street or workshop address and postcode, where a van can stop, and who will meet the engineer;
- whether the workshop heaters, the commercial boiler, or both are affected, and any fault code or lockout light;
- the fuel (mains gas, oil or LPG) and the make of boiler or heaters if you can read the data badge;
- whether stock or vehicles block access to high-level heaters, and when the premises next open.
Gas work is done under Gas Safe registration 985448. After the call, photos of the appliance badges by WhatsApp on 07947 578332 help us bring the right parts. Sites with both a boiler and a row of heaters are good candidates for planned maintenance so everything is checked on one visit before winter. Our industrial and warehouse heating page covers similar mixed plant.
Common questions
Do you work on homes in Bildeston? No. Fast Commercial Boiler Help works on commercial buildings only, such as workshops, pubs, shops, offices and small business units.
One workshop heater keeps locking out. Can staff reset it? A single reset by a trained member of staff, following the maker's instructions, is normally fine. If it locks out again, leave it off and call us: repeated resets can hide an ignition, flue or gas pressure fault.
What should I do if I smell gas? Get people out of the building, call the National Gas Emergency Service on 0800 111 999, then call us.
